🏡 August & Q3 — Another One in the Books!

August was a BIG month, with $1.8 million in real estate sales and several families reaching the closing table. I’m incredibly grateful for every client who trusted me to be part of such an important chapter in their lives.

But one of my August closings was especially meaningful.

My buyers started the process with a local bank they trusted. Unfortunately, things didn't go as planned, and the financing started falling apart. My clients were stressed, scared, and unsure if they were even going to be able to close.

They had already given notice on their rental. They had a move coming up. They were scared and starting to lose hope.

Fortunately, this wasn't my first rodeo, so I connected them with a lender I trust and knew could get the job done.

Two weeks later, BOOM, they were at the closing table. 🔑🏡

That's what I love about this business.

Real estate isn't always smooth. Deals don't always go according to plan. Sometimes things happen that are completely outside of your control.

But when you have the right people in your corner, you don't panic—you find a solution.

I don't take that trust lightly.

🏡 **Have you seen the headlines about using your 401(k) to help buy a home?**

I've been seeing a lot of conversations about whether you should EVER tap into your 401(k) for a down payment.

And honestly, I don't think the answer is as simple as **"Don't touch your retirement!"**

Yes, there can be penalties, taxes, and other consequences depending on how you access the money. You also have to consider what that money could have grown to if you left it invested for retirement.

But here's the part I think gets overlooked...

**Buying a home is also an investment.**

Instead of paying rent every month and building someone else's equity, you're putting that money toward an asset that has the potential to appreciate over time. You also build equity as you pay down your mortgage.

So, if someone has a significant amount saved in their 401(k), is financially stable, and doesn't have enough cash saved for a down payment, I don't think it's crazy to at least **look at the numbers** and understand all of your options.

Maybe using some retirement money makes sense.

Maybe it doesn't.

It depends on your situation.

And before you assume you need to touch your 401(k), there are other options to look at too. FHA loans can allow qualified buyers to put down as little as 3.5%, and there are also down payment assistance programs that may be available depending on your situation.

The important thing is to **look at the entire picture.**

What will the 401(k) withdrawal cost you?

What could that money potentially earn if you leave it invested?

How much are you currently spending on rent?

How much equity could you potentially build by owning?

And what could that home be worth 5, 10, or 20 years from now?

Sometimes buying a home isn't just an expense.

**It's a trade-off between one investment and another.**

I'm not a financial advisor, so I'm not going to tell you whether you should or shouldn't use your 401(k). That's a conversation you should have with a qualified financial professional who can look at your specific situation.

But as a real estate professional, I can tell you this:

**Don't automatically assume homeownership is out of reach just because you don't have a huge pile of cash sitting in your savings account.**

There may be more options than you think.

If you've been thinking about buying but the down payment is what's holding you back, let's talk about your options. You might be surprised at what's available.

🏠 **Renting is an expense. Homeownership can be an investment. The key is figuring out whether the numbers make sense for YOU.**

**Fox Valley — if you or someone you know was impacted by the July storms, please read and share this. ❤️**

I received some really important news from RANW that I wanted to share with our community.

RANW has been awarded **up to $150,000 from the NAR Relief Foundation** to help homeowners and renters impacted by the July 2026 storms in the Fox Valley.

The numbers are staggering:
🏠 37 homes destroyed
🏠 268 homes with major damage
🏠 878 homes with minor damage

Eligible households may receive **up to $1,000 in relief assistance** that can help with things like:
• One month of mortgage payments
• One month of rent or new lease fees
• Hotel expenses
• Temporary housing payments to family or friends

I know many families are still trying to figure out what comes next, and unfortunately, disasters also bring scammers. That's why getting this information directly from people you know and trust is so important.

**If you were impacted—or know someone who was—please share this post.** You could help someone find assistance they didn't even know was available.

Applicants will need documentation of the damage along with identification and supporting housing/expense documents.
