Super pumped about this one! Accepted offer on 33.75 acres in the Town of Wolf River.

Land deals are a different animal than houses. Access, survey lines, soil, zoning, and financing that works nothing like a mortgage. Plenty of ways for a deal to go sideways between the accepted offer and the closing table.

Navigating that stretch is the fun part, and getting this one to the table is exactly what I signed up for.

Two countries. Two housing bets. Opposite outcomes.

Since 2021, China and the US ran the same experiment in reverse.

🇨🇳 China popped its own bubble on purpose. Beijing choked off developer debt to kill speculation, and the whole thing cracked. Evergrande went down, projects froze, and the country was left holding 60 million plus empty apartments. Then it pushed that money out of concrete and into manufacturing, EVs, and AI. The result was deflation.

🇺🇸 The US did the opposite. A decade of underbuilding ran straight into a rate spike, and homeowners sitting on 3% mortgages simply refused to sell. Inventory dried up. Prices held near record highs. The result was sticky inflation.

China bet on factories and chips. America stayed all in on the house.
One of those is a lot harder to build more of. If you own US real estate, you own the scarce side of that trade.
