Welcome home! 🏡✨

This transaction had it’s fair share of twists and turns, but with persistence, teamwork, and a lot of negotiation, we were able to work through a long list of inspection items and get everything addressed before closing. Now the fun begins! The kids are already planning their rooms, renovations are underway, and this home is the perfect next step for their family.

What a journey this one was 🏡✨

This transaction tested us—3 contracts, a few hurdles, and plenty of ups and downs. But through it all, my seller showed incredible patience, trust, and resilience 💪🏻

September always brings a natural shift in the Denver housing market-not just because of the calendar, but because life changes pace, according to the Denver Metro Association of Realtors.

Summer vacations wind down, kids head back to school and buyers and sellers alike settle into new routines and motivation. This year, the seasonal rhythm aligned with a remarkably steady market. Sales, prices and overall tone through 2025 have followed a consistent path. Still, the close of Q3 signals a moment to recalibrate; interest rates, which have defined so much of the year, are showing early signs of easing.

So excited to help my clients finally find their Colorado dream home after moving from Florida and renting for a few years. Now they’ll be close to their daughter and family! I’ll miss having them as neighbors, but I’m so happy for these buyers and their new foothills home. 🏡 ⛰️

Thanks to my lender friend for all her dedication, teamwork, and guidance in getting us to the closing table. Closing day was extra special with our requested little ones there to celebrate — the tiniest cheerleaders for one very big milestone. 🎉🍼

Also, peep J & J’s totally unplanned matching outfits at a showing for this property — right down to the shoes — meant to be! 👟✨

📊 The Stats are In! 📊

February brings a fresh start, a sense of clarity and focus heading into the spring market - buyers and sellers both gained momentum in February as the weather warmed and the sun appeared between weekend snowstorms; multiple offers have even returned for some listings, according to the Denver Metro Association of Realtors Market Trend Committee.

Seller activity jumped in February, increasing new listings month-over-month by 11.17 percent and up 13.81 percent year-over-year. An increase in inventory is typical this time of year as sellers enter the market after pulling back during the winter months.

New listings entering the market have been low over the past couple of years; homeowners are locked into 30-year fixed-rate mortgages in the three percent range or lower and have difficulty justifying a purchase that increases costs. As time has gone on, the conversation has evolved from when rates will decline to navigating a market with high interest rates for the foreseeable future. As time passes, our lives evolve and the low interest rate carries less weight when considering staying in a home that no longer meets our needs.
