If you're buying raw land away from city sewer lines, you will need a septic system. If the soil is too rocky, too clay-heavy, or the water table is too high, it won't "perc" (absorb water).

A failed perc test can turn a buildable lot into an expensive "recreational only" property overnight. An alternative "engineered" system can cost $20,000 to $40,000+ compared to a standard one.

The Expert Move: Always include a "Soil Contingency" in your offer. This gives you 15–30 days to have a pro test the ground before you're fully committed to the purchase.
