⚠️ Based on real experience in good ole real estate: If you're selling your house by owner, you need to make sure the person wanting to buy your property is properly vetted. These are just two of the things to watch for:

1. A valid pre-approval (not just a qualification) with a credible lender. You need to be sure the bank has already done the homework - confirming the buyers financial status from documentation like pay stubs, credit check, etc. - because they may have just gone off of what the buyer claims to be true about their finances.

2. Make sure you have someone who is well equipped to negotiate on your behalf if you aren't experienced - don't give up your leverage as a seller or give into terms you do not have to agree to..

If you don't, these two things can leave you with a deal that falls apart, leaving time and money wasted along with market opportunity lost.

Most buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later).

And most importantly: talk to more than one lender. I've seen the same buyer get wildly different rates just by making two extra phone calls.

- 🚩 Water marks on the ceiling
- 🚩 Cracks in the walls or foundation
- 🚩 Sloping or slanting floors
- 🚩 Sagging roof
- 🚩 Cracked sidewalks or driveway
- 🚩 Single pane windows
- 🚩 Discolored water
- 🚩 Outdated wiring
- 🚩 Signs of mold

It's always recommended to have a professional inspection done before buying to reveal any hidden problems.

But an experienced agent can perform a first-pass and help identify potential red flags that might not be immediately obvious.
