of the month of May, looking across the market in Arcadia, Pasadena, Temple City, San Marino, San Gabriel, Monterey Park, Rosemead, Alhambra, and Sierra Madre, one thing is clear:
👉 Inventory is rising, but prices remain surprisingly resilient.
Here’s what stands out:
🏡 Arcadia
* 90 active listings (highest inventory in the group)
* Median sold price: $1.81M
* Average market time: 42 days
More choices for buyers than we’ve seen in a while, but sellers are still achieving strong prices when homes are priced correctly.
🏡 Pasadena
* 128 active listings
* Median sold price: $1.68M
* Price per sq ft: $911
Buyers have more negotiating power than last year, but desirable neighborhoods are still attracting competition.
🏡 Temple City, Rosemead & Monterey Park
* Homes are moving in 21–30 days
* Median sold prices between $959K–$1.1M
These markets remain highly competitive because they’re among the most affordable entry points in the San Gabriel Valley.
🏡 San Marino
* Median listing price: $3.88M
* Median sold price: $2.91M
* Highest price per sq ft: $1,119
Luxury buyers are becoming more selective, and pricing strategy matters more than ever.
🏡 Sierra Madre
* Only 4 homes sold
* Median sold price: $1.96M
Small sample size, but inventory remains limited, which helps support values.

Everyone’s been talking about Dear You lately.
Even though it hasn’t been released in North America yet, just watching a few clips online already made me tear up.
The details in the film — the overseas letters, waiting for news from family, sending money back home, leaving home to “cross the seas” — hit deeply for many Teochew families. These are stories many of us grew up hearing from our grandparents.
Suddenly, the lives our elders once talked about were no longer distant stories. They were right there on screen.
It also made me think about my own journey.
I left home at 14 to study in Guangzhou, then moved to the U.S. alone at 17. Since then, life has been about adapting, surviving, studying, working, building a life from scratch.
Over the years, you learn independence.
You learn resilience.
And sometimes, you also learn how to quietly hold your emotions in.
But watching those scenes reminded me of something:
No matter how long overseas Chinese students and immigrants have lived abroad, there’s always a part of us that still belongs to home.
And somehow… the farther you are, the deeper that feeling becomes.
I think the most powerful thing about this movie isn’t just the story itself.
It’s how it quietly reminds people of their grandmother, their parents, and the younger version of themselves who once left home carrying a suitcase and a dream.
Teochew people are known for being hardworking and resilient.
But behind all that strength, there are also many tears hidden quietly in the heart.

Spent Mother’s Day weekend at Santa Anita Park and honestly… this place is way more family-friendly than people think. 🌿☀️

Most people hear “horse racing” and think gambling.
But Santa Anita is actually one of those old-school Southern California places where families come to walk around, picnic, watch horses, eat BBQ, and let kids run free.

A little history: the park opened in 1934 and has been part of Arcadia culture for generations. With the San Gabriel Mountains in the background, it somehow feels both lively and relaxing at the same time.

Why parents love it:
✔️ stroller friendly
✔️ huge open space
✔️ outdoor activities for kids
✔️ beautiful mountain views
✔️ surprisingly relaxing for adults too

Their main racing season usually runs from late December through June, so spring is honestly one of the best times to go.

Sometimes the best family memories aren’t the expensive ones. Just sunshine, snacks, and watching horses run together feels pretty magical. 🐎✨

🌿🎨

Morning tree climbing at the Los Angeles County Arboretum and Botanic Garden, then an afternoon at the Norton Simon Museum.

We saw works by Rembrandt and Pablo Picasso, plus beautiful sculptures by Auguste Rodin.

One thing I really loved: some of the artwork explanations have kid-friendly versions, so the stories actually keep little ones engaged. Every second Saturday, the museum also provides paper, pencils, and stools for visitors to sit and sketch.

And kids under 18 get in free — such an underrated spot for students who are interested in art.

In a world full of screens and short attention spans, slowing down to look at trees and paintings felt pretty special. ✨

📊 April 2026 Housing Market – 9 SGV Cities (Simple Breakdown)
A lot of people have been asking:
👉 Where’s the most affordable right now?
👉 Where are homes selling the fastest?
👉 Which cities are actually worth buying in?
I went through the data for Temple City, San Gabriel, San Marino, Rosemead, Sierra Madre, Monterey Park, Alhambra, Pasadena, and Arcadia—here’s the simple takeaway 👇

💰 Most affordable (easiest to get in)
👉 Rosemead (~$930K sold price)
👉 Then Monterey Park & Alhambra (~$900K–$1M)
✔️ These are your best entry-level options

⚡ Homes selling the fastest (hottest markets)
👉 Alhambra (~14 days)
👉 Arcadia (~15 days)
👉 Rosemead (~17 days)
✔️ Basically gone in 2 weeks—buyers need to move fast

📈 Strongest price growth (best appreciation)
👉 Pasadena (homes selling above asking)
👉 Arcadia & Sierra Madre also strong
✔️ These are more stable, long-term hold areas

📉 Weakest growth (more room to negotiate)
👉 Temple City & San Gabriel
✔️ Homes are selling below asking → better deals for buyers

🏠 Most inventory (more choices)
👉 Pasadena (136 listings)
👉 Arcadia (84 listings)
✔️ Better if you want more options and less pressure

📩 If the city you’re interested in isn’t listed here, DM me.

💰 最affordable(最容易入手)
👉 Rosemead(约93万成交价)
👉 紧接着是 Monterey Park / Alhambra(90万–100万段)

👉 Alhambra(13.77天)
👉 Arcadia(15.47天)
👉 Rosemead(17

👉 Pasadena(卖价 > 挂牌价)
👉 Arcadia / Sierra Madre

👉 Temple City / San Gabriel

Rosemead / Monterey Park
Alhambra / Arcadia
Arcadia / Pasadena / Sierra Madre
👉 想捡deal:看 Temple City / San Gabriel
