📉 Prices: Six-county region average home price dipped 0.4% to $862,115 in January, marking 6 consecutive months of decline. Still up 3.9% year-over-year!

🏘️ Sales: Mixed bag across regions

Temecula: -23%

Murrieta: -27%

Menifee: -26%

Orange County: +20.7%

San Diego County: +27%

📊 Inventory: Rising, but still below balanced market levels.

🏦 Mortgage Rates: Currently at 6.56% for a 30-year fixed mortgage as of February 19, 2025

⏱️ Market Speed: Median time on market up to 31.5 days in December 2024 from 26.0 days in December 2023.

🔥 Recent Events: January 2025 LA County fires damaged 12,000+ homes, potentially affecting prices and rents in impacted areas.
