The Jay Richard Griffith Trust will offer the following real estate at public auction. Said real estate will be offered in two, individual tracts that will be sold separately and will, from here on, be referred to as “Tract 1” and “Tract 2.” Tract 1 is +/-200 acres with older house (sold “as is”) and two, metal outbuildings. House has rural water access with two additional rural water connections on property (cistern on site). Tract 1 has the following physical address (5248 NE County Road 13004, Adrian, MO 64720) with legal description provided below. Tract 2 is +/-80 acres with rural water access and is located, from Adrian, MO; 1.25 miles EAST on 18 highway, then NORTH 1 mile on NE County Road 1503, then EAST ~.25-.50 mile on NE County Road 13004. Property lies on the NORTH side of 13004. Tracts 1 and 2 do not adjoin.
Tracts 1 and 2 will be auctioned off, via live auction, to the highest bidder on Saturday, February 22 at 10:00 a.m. Auction will be conducted at the Downey Carriage House in Adrian, MO, 202 South Old 71 Highway, Adrian, MO, 64720 (adjoins Gray’s Cafe).
TERMS: Successful bidder on Tract 1 will provide $80,000 down payment in form of cashier’s/certified check the day of auction. Successful bidder on Tract 2 will provide $50,000 down payment in form of cashier’s/certified check the day of auction. Closing within 30 days; possession on closing. Cashier’s/certified checks to be made to “Jaye Richard Griffith Trust; Troy Engelhardt, Trustee.”
