Here are 5 things I hear all the time — and what’s actually going on:

1️⃣ You need 20% down. You don’t — there are programs that get buyers in with far less.

2️⃣ Zestimates are accurate. They’re a starting point at best. I’ve seen them run high and low — sometimes by a lot.

3️⃣ Days on market or a price drop means something’s wrong with the house. Usually not. Sellers test pricing, markets shift, homes get repositioned — and that can be a great opening for a buyer.

4️⃣ Spring/summer is THE time to buy or sell. With inventory tight nationwide, that old rulebook doesn’t hold like it used to. Fall and late winter can work in your favor.

5️⃣ The highest offer wins. Price is just one term. Timeline, financing, contingencies — all of it factors into how a seller weighs your offer.
