Nantucket in the summer has a way of reminding you to slow down and notice things.

The hydrangeas lining the streets.
The boats in the harbor.
The quiet side roads you weren’t planning to explore.
The sunsets that somehow seem worth stopping for every single time.

Over the years, I’ve learned that some of the best Nantucket experiences aren’t found on an itinerary.

They’re found on a bike ride, a walk through town, a conversation with a local shop owner, or simply taking a little extra time to enjoy where you are.

People often think buying a home is about square footage, bedrooms, or the latest updates.

But after all these years in real estate, I’ve learned that the things people remember most usually aren’t on the listing sheet.

It’s the coffee on the front porch.
The neighbors who become friends.
The flowers planted every spring.
The dog who knows exactly where the afternoon sun hits.
The conversations that happen after dinner.
The little moments that quietly become memories.

A house is important.

But what makes it feel like home is everything that happens around it.

That’s one of the reasons I never get tired of helping people find their place on the Main Line. Every home has a story. Every neighborhood has a personality. And every move is really about creating the next chapter.

Some people bring home souvenirs from trips.
I bring Cookie Monster. 😂💙🍪

For years now, I’ve taken this little guy with me when I travel so I can send “Where’s Cookie Monster?” photos back to my grandson along the way. And somewhere along the line, it turned into a full tradition.

By the pool.
At restaurants.
On airplanes.
Hidden in flower pots.
Next to cookies (obviously).
Basically anywhere he can quietly cause trouble.

Honestly, looking at these pictures made me realize how much I love the little things like this. The goofy traditions. The inside jokes. The tiny moments that keep you connected to the people you love even when you’re far away.

I leave for Europe to celebrate my 10th anniversary and 60th birthday… and somehow I still end up touring listings. 😂

But honestly, can you blame me?

The architecture, the symmetry, the gardens, the history behind homes like this… it’s hard not to appreciate it when real estate has been such a huge part of your life for so long.

And yes, before anyone asks — this one is a casual 42 bedrooms, 32.5 bathrooms, and one billion dollars. So if you’ve been waiting for inventory to open up, here you go.

Jokes aside, one of my favorite things about traveling is seeing how homes and design reflect the culture around them. It always gives me a fresh perspective that I bring back with me.

I’m about to say something that probably sounds dramatic… but the Philadelphia Ballet deserves way more attention than it gets.

I went to Romeo & Juliet on Saturday night and genuinely could not believe how much this company has evolved over the last few years. The talent. The emotion. The production. The choreography. It felt polished, powerful, and honestly worthy of being mentioned in the same conversation as New York.

And I think that matters.

We’re so quick to overlook what’s right in front of us around Philadelphia and the Main Line while chasing experiences somewhere else. Meanwhile, there are artists and performers here putting on shows that absolutely deserve packed houses and standing ovations.

So if you love ballet, dance, theater, music, or just appreciate seeing people dedicate themselves to something beautiful… go support them.

On the Main Line, homes aren’t just selling — they’re creating stampedes.

And one of my favorite parts of this job is getting to step inside worlds that feel completely unique.

Sometimes it’s a tiny Winnie-the-Pooh planter mounted outside.
Sometimes it’s a roof that looks like it belongs in the middle of a woodland fairytale.
And sometimes… there’s an indoor axe-throwing setup waiting in the sunroom.

These aren’t just houses to me.

They’re reflections of the people who built lives inside them — their personalities, creativity, humor, style, and stories.

That’s what makes Main Line real estate so special. The homes here don’t feel manufactured. They feel personal. Memorable. Full of character.

And buyers feel that the second they walk through the door.

Honestly, I probably could’ve spent hours photographing all the little details in this one.

If you’re seeing these flying around your house right now… don’t ignore it.

These little guys might look harmless, but carpenter bees can do real damage—fast. This time of year is when they’re most active, and once they start drilling into wood, it doesn’t take long before it becomes a bigger (and more expensive) problem.

I’m dealing with it at my own home, so consider this your friendly heads-up from someone who’s seeing it firsthand.

If you spot them hovering around your siding, deck, or trim—take it seriously and call a professional sooner rather than later. It’s one of those things that’s much easier to handle early.

Still not over how good Nantucket looks during Daffy.

The video yesterday captured the energy of it all… but these are some of the quieter moments I loved just as much. The details, the colors, the people watching, the cars parked along the cobblestone streets like they belong there year-round.

There’s something about Nantucket in the spring that feels personal.
Not rushed. Not overly polished. Just genuinely happy.

And honestly, that’s a big part of why people fall so hard for this island in the first place.
