Each next owner of a very old home fixes their laundry list of things to update next. The past owner of this home was also a realtor and did a magnificent job on so many issues like k**b and tube and mold remediation.
Fixing flashing, wiring, windows, and such things as plumbing and mold are very unsexy fixes to old homes! You usually don’t get your money back on these items if it’s a quick turnaround. But I promise you you will LOSE money if you don’t do them! People expect the plumbing to work, the electrical panel to be updated, the roof not to be leaking, zero mold, etc.
So many sellers of old homes lose buyer after buyer and need to reduce their price just to get the home sold. This is my fourth old home and it is a hard lesson to learn. A lot of tears can be shed in a quick sale for personal reasons which I have experienced myself.
We will also be adding a second full bathroom and air conditioning on the second floor this year and hopefully the first floor next year.
Buyers want a 2 1/2 bath home with air conditioning at least, no matter how old or young the home is, they just expect that to even consider an asking price. The buyer has to see the value, NOT the seller! I’ve been in hoarder homes with seller thinks that they have the most beautiful home in the world. It’s only worth what someone’s willing to pay and what the market will bear if a mortgage is involved.
So when Michael and I were buying this Victorian old home we understood the we would be sinking a lot of unsexy into it and not getting that much out of it unless we hold onto the home for 7-10 years or more.

I apologize profusely to the previous owner as my husband was on and off the fence with this home that I fell in love with instantly before I even stepped foot in the door.
Moving is hard enough without all the big fixes you undertake buying a home like this.
So, Aimee, you may never talk to me again, but I am so grateful that in the end we both got to be the stewards of this beautiful old home. In the end, Michael was able to make the leap with me.
And thank you Michael for jumping off a cliff with me. I know it’s not in your comfort zone.
