Really grateful to be named a Five Star Realtor again, 12 years in a row.

I respect this award because of how it’s chosen. It’s based on feedback from recent clients who took the time to complete an anonymous, independent survey plus independent research. Only about 3% of agents in the Philadelphia area receive it each year.

It means a lot that the people I’ve worked with felt taken care of throughout the process.

"Shannon Diiorio did a great job as my real estate agent for selling my house. I interviewed 3 brokers when I was preparing to sell my home. The key factors were: the strategy for setting the asking price, whether or not to stage the house for showing, and enhancements that I should consider making before listing in order to enhance the attractiveness of the house to a prospective buyer. I selected Shannon and Compass because she was more professional, was better informed about local market conditions, had experience selling homes in my town, and had a more comprehensive selling strategy that seemed most likely to achieve the highest price for my house in a reasonable time frame.
To preclude time pressures, I decided to move before listing my house. Shannon made several recommendations for enhancements that she believed would very likely produce a better price for the house. I implemented her recommendations that seemed most likely to improve the attractiveness of the house and provide a good return on investment.
Shannon reviewed with me the comparable recent house sales, as well as the houses on the market. She provided insightful advice for setting the asking price, which was toward the high end of the comparables, even though some of those houses had features that my house lacked. Then, the staging company recommended by Shannon did a superb job in making every room on the first floor as well as the master bedroom and basement playroom look terrific. The staging price seemed reasonable and I was satisfied that it would bring a good return on investment.
By this time, it was mid-January and I was concerned about listing my house in the midst of winter. However, Shannon told me that market conditions were still favorable, with few houses on the market and more potential buyers actively looking. Her advice proved correct. In four days, there were 27 showings and 30 people came to the Open House on Sunday afternoon. By the next morning, we had 5 offers, all above the asking price! Shannon reviewed and analyzed the offers with me, to enable my decision on the offer to accept – at 5½% above the asking price!
My expectations were fulfilled and exceeded. Shannon did a truly great job in each phase of the process. I wholeheartedly recommend her to others who are planning to sell their home."

Still quite a strong market in all three counties I specialize in. Buyers are out looking, making strong offers and competing, even if the landscape doesn't look perfect yet. Lot of listings will be coming on the market in April and May, which means there will be more competition for sellers. If you're planning on listing this Spring, NOW is the time. No pressure though;)

Compass recently introduced a new buyer demand tool that gives real insight into how many buyers are actively searching for homes like yours.

By entering a property address and testing different price points, I can see how many buyers and buyer agents have saved searches that match the property on Compass.com.

The system also provides a list of agents who currently have buyers looking for homes like that, which can be incredibly helpful when it comes time to market the property.

We had our monthly team meeting yesterday and talked about how nuanced our market is right now and different strategies to use when pricing properties or crafting offers.
We've got some towns where homes are still getting multiple offers and in some cases selling 100k over list, 100k over what the comparable sales will support. Meaning, it likely won't appraise and the buyer has likely agreed to cover the gap. And in many of the cases the buyers are still waiving inspections.
Yet, we have other towns or pockets of our market where homes are sitting, and having to do multiple price reductions.
I think this has less to do with perceived "good areas" vs "bad areas" and more to do with areas that people think are up & coming, or perhaps they were priced out of their dream neighborhood so they're looking into adjacent areas.
The key is going into the market with realistic expectations and working with someone that is familiar with the different markets, understands the inventory and where buyers are coming from, knows the stats, and how to interpret them.
