Congratulations to my buyers on finding a home that truly checked all the boxes!

What started as a real estate journey quickly turned into a friendship, and these clients became family along the way. It has been such a blessing helping you make the move to Texas and get closer to your children and loved ones.

One of my favorite parts of this journey was getting to share this women’s Bible study group with you at Marty B's and watching new friendships form. Real estate is about so much more than houses—it’s about community, relationships, and creating a place to call home.

One of the best parts of my job is getting to help people find the place where their next chapter begins.

This morning started with a beautiful sunrise as I headed out to look at land for my neighbors I’ve known for 15 years who are looking for where they can spend more time with their future grandbaby & create memories.

There is something peaceful about being up early and seeing God’s work on display before the day gets busy. Grateful for the people I serve and the relationships that make this career so rewarding.

This Memorial Day, may we pause for a moment of silence in prayer and gratitude for the brave men and women who gave their lives for our freedom. Their sacrifice will never be forgotten. ❤️🤍💙

As you gather with your family today, one thing I’ve seen before that deeply touched my heart is setting an extra plate at the table. A simple visual reminder of the men and women who never made it home — the reason we have this holiday. The real estate market has definitely shifted, and the approach that worked a few years ago simply doesn’t work the same today.

Buyers have more inventory to choose from, which means sellers can no longer rely on “just putting it on the market” and expecting immediate multiple offers. Presentation, pricing, preparation, and strategy are making all the difference right now.

A home can have great potential, but if it’s priced too aggressively, lacks proper marketing, or needs updates and repairs that haven’t been addressed, buyers will usually move on to the next option. They have choices again.

At the same time, this market is creating opportunities for buyers that we haven’t seen in a while. I’m seeing sellers become more open to negotiations, concessions, repairs, and creative solutions to help get deals closed.

What this market really requires is experience and adaptability.

It takes strong communication, problem-solving, and negotiation skills to keep transactions moving and avoid issues before they become major obstacles. Every deal has its own challenges, and no two situations are exactly alike.

I’ve also realized how important education is during this process. One of my favorite parts of working with clients is helping them truly understand the market — reviewing comparable sales, discussing timing, explaining pricing strategies, and making sure they feel informed and confident in their decisions.

This isn’t the same market we saw during the post-COVID frenzy. Back then, many homes practically sold themselves. Today, success comes from having a well-thought-out plan, understanding the current conditions, and executing the details correctly from the start.

Whether you’re thinking about buying, selling, or simply trying to understand what’s happening in the market, I’m always happy to have a conversation and help however I can.
