Here’s a quick roadmap for selling in today’s market, where price reductions have become common for current inventory.

If you’re selling, three things matter most:

1️⃣ Condition
Your home must be compared carefully to the competition:
Similar age (±2 years)
Similar size (±250 sq ft of living space)
Active listings matter as much as sold ones
Top condition doesn’t mean overpriced—it means fewer days on market.
Carpet allowances rarely work. If it needs carpet or paint, do it (unless it’s an investor sale).

2️⃣ Price
Study recent price reductions and seller concessions:
Subdivision first
Then the school boundary
Expand to a 2.5-mile radius if needed
If repairs cost $10–12K, buyers will often discount $15–20K.

3️⃣ Market Activity
Focus on the last 30–60 days, not last year.
If prices are closing 2–4% lower, list accordingly. Well-priced homes sell faster than overpriced inventory.

Overpricing leads to longer days on market, higher carrying costs, and larger price reductions later.
