Mortgage rates are hovering around 7% again, and I know that number can make some buyers want to hit the brakes. But before you decide buying is completely out of reach, let’s put it into perspective.

According to a recent article from the National Association of REALTORS®, the principal-and-interest payment on a $300,000 mortgage is about $100 more per month at 7% than it would be at 6.5%. That’s real money, but the interest rate is only one part of the bigger picture.

In our current market, buyers may have opportunities they didn’t have when homes were receiving multiple offers as soon as they hit the market. Depending on the property and the seller, there may be room to negotiate the price, ask for help with closing costs, or use seller concessions toward a temporary rate buydown.

It also pays to talk with more than one lender. Your credit, down payment, loan type and choice of lender can all affect the rate and payment you’re offered.

I’ll keep saying it: buy when the home and the payment are right for you. Don’t put your life on hold waiting for the “perfect” rate, because none of us knows exactly when—or how much—rates may change. Refinancing could be an option later, but your payment needs to be comfortable for you today.

I am excited so begin this new journey to keep growing in my profession!

I recently joined the Residential Real Estate Council (RRC) and have officially started working toward earning my CRS — Certified Residential Specialist designation.

One thing I didn’t realize until I started looking into it is that you don’t have to already have your CRS designation to become an RRC member. You can join the Council while you’re working toward it, which is exactly what I’m doing.

Becoming an RRC member itself is pretty simple—you join the Council, pay the annual membership dues, and then you have access to the education, resources and network that can help you work toward the CRS requirements.

The CRS designation is the part that takes the work. It requires a combination of education and documented residential real estate experience/production before you can earn those three letters behind your name.

I’ve never been one to think I know everything there is to know about real estate because my theory is you can NEVER learn too much. This business changes constantly, and I want to keep learning and getting better at what I do—not just collect letters behind my name, but actually bring that knowledge back to the buyers and sellers I work with.

So… one more goal on my list. 😊
