🍁 HARVEST ON HACKNEY

Some houses were just made for October. 🎃

Coffee on the front porch while the morning is still cool. The windows are open, something good is simmering in the kitchen, and a favorite movie is playing somewhere in the background.

🍂 Autumn at Shady Oak Drive 🍂

First of all, tell me that doesn’t sound like the title of a Hallmark movie. 😂 All we’re missing is a big-city executive coming home for fall and unexpectedly falling in love.

Anyway… welcome to the first home in my Fall Property Feature Series, where we’re using a little AI seasonal staging to show off some great local properties in their autumn element.

🏠 The home inspector found some issues… now what?

First: don’t panic. 😅

It’s actually pretty normal for a home inspection to come back with a list of items — even on a well-maintained home.

Depending on what’s found and the terms of your contract, there may be a few different ways to move forward. A buyer might:

🔧 Request that certain items be repaired
💰 Negotiate a credit or other concession
🏡 Decide the issue isn’t significant enough to change the deal
🚪 Or, in some situations, decide the home is no longer the right fit

The important part is figuring out which inspection findings actually matter and what makes sense for your situation.

An inspection report can look intimidating when you first open it. My job is to help you understand the next steps, talk through your options, and navigate the negotiation without turning every little item into a crisis.

Buying a home comes with a lot of decisions. You don’t have to figure them out alone.

Four months. That’s more time than you think. 👀🏡

September always feels a little bit like a reset.

Summer is winding down, routines are settling back in, and somehow we’re already looking at the last four months of 2026.

But four months is still plenty of time to make a move.

Buy the house. Sell the one that doesn’t fit anymore. Pick up an investment property. Start asking questions. Or simply make a plan so you’re ready when the right opportunity comes along.

You don’t have to have it all figured out before you reach out—that’s part of my job.

If you’ve been thinking “maybe before the end of the year…” when it comes to real estate, September is a pretty good time to turn maybe into a plan.

I don’t just sell real estate. I believe in owning it.

Today, my wife and I added another rental property to our real estate portfolio. 🏡

One of the things that matters to us is putting our money where our mouths are when it comes to this community. We live here. We’re raising our family here. And we believe in investing right back into the place we call home.

For us, that means buying properties, improving them, taking care of them, and creating good homes for people who live here.

It also means that when I sit down with a client who is curious about real estate investing, I’m not just talking about it from a Realtor’s perspective.

I’m doing it, too.

I’m looking at the same purchase prices. Running the same numbers. Thinking through repairs, rent, cash flow, long-term value, and whether a property actually makes sense as an investment.

And I think that experience matters.

You don’t have to be a seasoned investor to get started. You don’t even have to know exactly what you’re looking for yet.
