Given my appraisal background, I give sellers an assessment of the market conditions and the value of their home which enables them to price their home at a price that causes it to sell. It's important for sellers to allow access to your home to accommodate buyers. When you receive multiple offers you'll have more say in the terms and conditions of the sale. Multiple offers increase the price and results in more money for the seller. A prepared seller helps to make the selling process smoother. 💥Congratulations to my client, Sheryl, on the ​sale/closing of her sweet townhome this afternoon!💥

We first met ten years ago when she was referred to me for the purchase of this home. Now, ten years later, it was time for Sheryl to sell as she prepare​d for a move out of state.

We originally listed the property in early December and received multiple offers within days, accepting one for $5,000 over asking price. However, just days before the scheduled closing—and right as Sheryl was preparing to close on her new home—the buyer requested a third extension. We​ said "No, Not Happening" and decided to cancel the contract and immediately put the home back on the market.

Within 12 hours, we received multiple offers again. After vetting the lenders to ensure we had the strongest possible buyers, Sheryl selected a new offer. I am thrilled to share that we closed on time today for $10,000 over our asking price. Most importantly, we successfully closed before Sheryl’s first mortgage payment is due on her new home. Sheryl, thank you for your trust in me. I'm so grateful.

🎉🎉Congratulations to my client Nick on the sale/closing today of the family home 🏡 he grew up in.

This was a long time coming. We had rehabbed the exterior and interior of the property and went under contract several times. Each time the deal fell through right after we sent out executed contracts and before inspections were even scheduled for unknown reasons. The buyer's always got cold feet.

But.... we eventually found a fantastic buyer and the best buyer's agent, Alex Rendon. Alex helped navigate and went over and beyond to work together to see this deal to fruition. We actually sold it for over our asking price.

Real Estate is a relationship business. It's important for all parties to work together. 🎯💯
