If you own a condo or are looking to purchase a condo, this is a must read! HUGE changes to the mortgage industry just took effect that are going to make it harder for buyers to get funding for condo buildings. (read link below)
It all has to do with the HOA and the financial health of the entire condo building.
Fannie Mae and Freddie Mac loans need to comply with the new, tighter underwriting guidelines. Lenders are requiring more financial information from your HOA and if your HOA isn't running the entire building up to these new guidelines, buyers won't be able to obtain a loan to purchase in your building. If buyers can't secure funding to purchase in your condo building, that means NO ONE in your building will be able sell their unit to anyone who needs a mortgage until these guidelines are met. That is a huge problem for the value of your condo.
This can be a dangerous cycle for anyone living in a condo building that doesn't have enough reserves or has other financial issues like; deferred maintenance, unresolved repairs, enough insurance coverage, etc.
In addition to the new, full review process that went into effect as of August 3rd, starting in 2027, condo reserve minimums are increasing from 10% to 15%!! I don't know many HOA's that have that extra money laying around, so how will they get it? They will most likely raise monthly HOA dues or hand out a special assessment, both of which will make your condo unattractive to potential buyers. Who wants to purchase a condo with an out of whack monthly HOA payment or knowing you are walking into a special assessment to make up for it?
The article below explains in detail, but to summarize, if you are living in a condo building with an HOA that you don't think is meeting the minimum requirements, it's of the utmost importance to bring this to their attention and immediately start addressing the issues.
