🏚️ Thinking about flipping a house? Read this before you swing a hammer.

House flipping can be a great investment—but the biggest mistakes often happen before the renovation even begins.
Here are a few DOs and DON'Ts:

✅ DO:

• Buy in a neighborhood where renovated homes are selling.

• Create a realistic budget—and add a 15–20% cushion for surprises.

• Focus on updates buyers actually value: kitchens, bathrooms, flooring, paint, lighting, and curb appeal.

• Get permits when they're required.

• Work with professionals who know what they're doing.

❌ DON'T:

• Over-improve the house for the neighborhood. You won't always get that money back.

• Cover up problems instead of fixing them. Buyers (and inspectors) usually find them.

• Skip inspections before you buy. Foundation, roof, plumbing, or electrical issues can quickly wipe out your profit.

• Assume every renovation adds value. Some upgrades are personal preferences—not investments.

• Forget to factor in carrying costs like taxes, insurance, utilities, and loan interest while the home sits on the market.

The most successful flips aren't always the prettiest—they're the ones with the smartest plan.

What does the 21st Century Road to Housing Act mean for everyday homebuyers?

In simple terms, the goal is to make it easier to build more homes. More homes on the market could mean:

🏡 More choices for buyers.
🏡 Less competition and fewer bidding wars.
🏡 Slower home price increases over time.
🏡 More starter homes, townhomes, and other affordable housing options.

What it won't do is lower mortgage rates or make housing affordable overnight. New construction takes time, so any benefits would likely be gradual.

For families looking to buy a home, the hope is that increasing the housing supply will make the market more balanced and give buyers a better chance of finding a home they can afford.

🏡Are you looking for a new home? PLEASE READ!

This morning MRED (real estate agent's MLS) officially announced that they suspended their listings feed to Zillow.com after Zillow continued blocking certain active listings from appearing on its website based on the broker or agent name.

As a result, MRED shared in a letter to its members this morning that Zillow no longer has access to their licensed listing data for display on Zillow.com and Trulia.com.

MRED’s suspension denies Zillow the right to publicly display their licensed data unless and until it returns to compliance with its license agreements. The choice is Zillow’s.

WHAT DOES THIS MEAN FOR BUYERS OR SELLERS? If you are looking on Zillow's, you are not seeing all the properties available for sale 😳
