Easily one of the best closings I've had! Not the easiest, but the best.

These buyers came to me panicked because they were denied their VA financing 12 days before closing. All conditions had been met, except one. Occupancy. They are currently at Osan Airbase and wanting to move back to WA.

The mortgage company they were working with denied their loan because their underwriting department didn't understand that dependents could satisfy the occupancy requirement on behalf of the retired servicemember even if the servicemember would not occupy the home within 12 months.

We called the RLC to get their response in writing. And we had the loan Clear to Close in 4 days.

This family almost lost their home and earnest money over a misinterpretation of Chapter 3 Topic 5 of the VA Handbook.

I'm always nervous to be the FIRST listing in a newer community when there are really NO comps in the entire area with the same level of quality. But after a little back and forth with the appraiser it all came together and my clients are on their way to their next duty station! 🇺🇸

I helped this family buy a home, sight-unseen, a few years ago.
Much like yesterday's couple, they're also buying again just down the road using their VA loan again while holding their current home as a rental to continue building equity.

Congratulations to Jon and Anna! 🥳

They crossed the finish line on the final step of their real estate journey today, AND it's Leap Day!

Jon bought his first house as a single junior enlisted soldier in 2014. He took a HUGE leap of faith buying a home at JBLM. When I talked to him today he said he was SO nervous to buy it because it felt wrong to be so young and be paying a mortgage. But when he walked inside it felt pretty unbelievable that he was actually able to buy a home at his age and rank. And it really was quite an accomplishment.

Fast forward to October of 2023 - he gets MARRIED! He and Anna decide they want to start a family and will need a bigger home in a better neighborhood, but they want to keep this home as a rental. Cool. We can totally do that.

So..... I pre-approve them for another VA loan and my real estate team member Danielle Corey Trejo showed them just that ONE home. They only had to bring in $13,000 for their down payment, and we got their closing costs covered by the seller. The house they picked was just down the road from their current VA owned home.

We close on that purchase October 26th. Then he changed his mind about being a landlord with his family being so young, so we prepped the house to sell. New interior paint and carpet, a professional cleaning, and added in some virtual staging. I list the home and the house sells in 4 days with NO inspection repairs requested!

He's walking away with a check for $250,000. Life changing. All because he invested his BAH and put his housing allowance to work for HIMSELF and not some rental company.

Yes, you can have multiple VA loans at the same time.
Yes, you can buy in the same neighborhood as your current home.
Yes, you can build wealth and a real estate portfolio while still in the military.
