Selling a parent’s home often starts long before the home is ready to list.
When an adult child calls me, the first question is not always, “What should we list it for?”
Sometimes the questions come much earlier.
Who has the legal authority to sell the property?
Are there trust, estate or title documents that need professional review?
What happens with everything inside the home?
Does the family need an estate sale, donations, a cleanout or repairs?
Should the home be sold as is, or would some preparation make sense?
And in what order should all of this happen?
I recently helped a family through a sale where several of these pieces had to come together before we ever reached the closing table.
That is why I look at the entire home transition, not just the listing.
My role is to help families understand what needs attention, identify when other professionals need to be involved, put the pieces in the right order, and manage the real estate side through closing.
