I’ve tried to be a “morning routine” person… I’m just not 😅

I don’t wake up at the same time every day.
I’m not doing the same 5 things in the same order.

But one thing I do consistently, prep my coffee and
I turn on a podcast while I’m getting ready.

Most mornings look like this… halfway through my hair, blow dryer going, and I hear something that makes me stop and grab my phone to take notes.

It’s honestly when I get some of my best ideas. Things I can implement personally, in my relationships, and in my business.

I’ve realized the biggest thing for me isn’t having a perfect routine—it’s just being mindful of what I’m putting in my mind first thing in the morning.

The DFW Metroplex is 9,000 square miles. That’s not a typo.

Most out-of-state buyers start with a price range and a school name and hope the rest works out. Here’s what to think through before you start touring homes.

Map your commute first, not last.
Pull up Google Maps at 7:30am on a Tuesday. DFW traffic and toll costs are real factors that will affect your budget and your quality of life every single day.

School districts don’t follow city lines.
A neighborhood and a school district are not the same thing here. Always verify the zoning on any home you’re considering — don’t assume.

Property taxes vary more than you think.
Texas trades income tax for property taxes. Rates differ by county, city, and MUD district. Ask for the actual annual number on every home before you fall in love with it.

The lifestyle fit matters as much as the floor plan.
Where will you grocery shop, work out, grab dinner, spend a Saturday? The right home in the wrong corridor can leave you feeling disconnected from everything.

You don’t have to have it figured out before you start.
The best relocation moves I’ve been part of looked different at the finish line than they did at the starting line. That’s not a problem. That’s the process.

DFW’s newest town you don’t want to miss.

Just south of Arlington, something really exciting is taking shape in Goodland, Texas.

And the video behind me? That’s Goodland Parkway, which just opened and is already improving safety and traffic flow going in and out of the community.

But what makes Goodland interesting isn’t just the homes it’s the vision behind the community.

Think lakes, prairie trails, parks, and a central gathering space called “The Retreat” with a resort-style pool, fitness center, clubhouse, and event lawn. They’re even planning a future downtown area with restaurants, shops, and places for the community to gather.

And because it sits in Ellis County, buyers also benefit from lower Ellis County property taxes while still being minutes from Arlington and Mansfield.

Builders are already underway, and this is one of those communities I think we’ll be hearing a lot about in the next few years.

I’ll be touring the builders and sharing what buyers should know before purchasing here.

Grateful doesn’t even begin to cover it 🤍

There was a time I couldn’t close my hands without pain.
Now I notice the simple things—moving freely, sitting for a manicure, feeling normal again—and I refuse to take any of it for granted.

RA has changed me. It’s taught me to slow down, to notice, to be thankful for what once felt automatic.

If you’re watching this and fighting a battle no one sees, I’m praying for you. Don’t stop searching for answers. Don’t give up hope. Healing looks different for everyone—but hope is still real.
