THINGS TO CONSIDER WHEN BUYING A HOME - SHOULD YOU GET A HOME WARRANTY?

Home Warranty, One Little Thing that Makes You Sleep Better at Night. If you are a first-time home buyer, it might be a smart idea to have a warranty plan so that you can sleep well at night. This advice also applies to experienced real estate owners that just don't want to have the thought of maintenance and repairs hanging over their heads. A home warranty is a way of protecting yourself from expensive, unexpected repair bills.

Depending on the local market as well as on the deal, the home warranty can be paid either by the seller or by the buyer.
Most commonly, this warranty is paid by the seller in order to protect the buyer from having to do any additiona, expensive repairs to the house after the deal is closed.

The cost of a home warranty is normally not high. It fluctuates between $250 and $600 depending on the coverage. The payment must be made one year in advance.

In case you need to use such a warranty the procedure is quite simple. When there is a problem the owner calls the warranty company which then announces the service provider that will be fixing it. The provider will always call the owner in order to schedule an appointment and fix the problem. The insurance company will pay the service bill. The only thing that the owner might have to pay is a relatively small trade service fee.

In case the warranty company initially refuses a claim do not accept no for an answer. Complain to the real estate agent. They will then find a solution by working with the warranty company representative.

Be careful when choosing a plan because there are many existing coverage differences. Pay attention when reading the fine print relating to the conditions for coverage and the reasons that can make them be denied. Remember, the secret to getting a good insurance plan rests in knowing all the details.

HOME IMPROVEMENT TOP #2 - WHEN SELLING: FOCUS ON THE KITCHEN AND BATHS

Kitchens are one of the most important variables when people consider a property for purchase. Typically, the kitchen usually needs an upgrade in decor or function whether it has been used or is still new and untouched. Renovating it using modern décor is going to instantly improve the value of your home.

Why? -- Because people have an eye for the kitchen and they want it to be just perfect and its a room that gets used extensively every day! Even if potential buyers would have to compromise on other rooms they will still buy a home just because its kitchen is well-maintained and inviting. Other than the kitchen, bathrooms are something people usually inspect very closely again since they are used daily. Replace the faucets, and clean up the bathroom counter. We would again emphasize on simplicity because simple and neat arrangements are usually easy to clean and maintain.

These two key rooms, kitchens and baths, are very important to get right when striving to net the most from the sale of a property.

HOME IMPROVEMENT TIP #1 - HOME REPAIRS AND TOUCH UPS THAT IMPROVE VALUE:

First of all, keep in mind that you don’t need a giant improvement to achieve your goal. Small improvements introduced in almost every room, including the exterior of the house is what we are aiming for.

Here are the first in a series of tips to get you started:

Clean, clean, and clean. Nothing looks more appealing and eye-catching than a neat and clean house. So start improving the appearance of your house by cleaning out the debris, making your garden look like an ideal place and painting or polishing the front door to make it more welcoming.

De-cluttering is also a part of cleaning, so get rid of things you don’t need to make room for new ones or store extra "stuff" in a temporary storage location e.g. a POD

The first glance is usually enough to tell a lot about a house.
Go out and see how other people would judge your exterior.
Does it need repainting? Is there a walkway that you can highlight by introducing some flowers? Keep it simple but try to make it neat.

That’s what we look for when we are inspecting houses to buy.
