Wondering what it actually costs to buy a home?

Buying a home is a significant financial commitment, and understanding the potential costs involved is essential. Let's take a look at three fictional scenarios to help illustrate potential costs at different price points.

1. Scott | The Starter:
Scott is a newbie in the home buying game, considering a townhouse that has a market price of $250,000. With a 20% down payment, a 30-year mortgage, and an interest rate of around 5%, Scott’s monthly payment would come to about $1,074. Include property taxes, insurance, and any potential HOA fees, and his total monthly expenses would come up to around $1,374.

2. Emily & Matt | The Upgraders:
Emily and her husband Matt are expecting a baby and need more room. The home of their dreams carries a price tag of $500,000. With a 10% down payment, a 30-year mortgage, and an interest rate of 5%, their monthly payment would be around $2,684. Incorporating property taxes, insurance, and potential HOA fees, the total monthly expense would be approximately $3,484.

3. Hilary | The Idealist:
Hilary has discovered her dream property in the perfect neighborhood. This exquisite property is priced at about $1 million. With a 20% down payment, a 30-year mortgage, and an interest rate of 5%, Hilary's monthly payment would be $4,295. Include property taxes, insurance, and possible HOA fees, and Hilary’s total monthly outlay is estimated at about $5,895.

Using these characters can get a rough idea of what you would be paying at different price points. For accurate prices, interest rates, and monthly expenses, talk with a trusted mortgage advisor and get personalized information.

Fancy a New Year’s Eve wrapped in slippers and snuggled on the couch over bustling bars and crowded dance floors?

You're not alone - I'm right there with you!🤭🥰 Good thing choosing the comfort of home doesn't mean skimping on celebration.

For all my fellow homebodies, consider these suggestions:

• Sip in Style: Mix up elegant mocktails or cocktails like Hot Buttered Rum or Pomegranate Margarita. A quick recipe search promises a fun toast as the clock strikes twelve.

• Dreams on Display: Go beyond just resolutions for 2024. Dive into vision boarding to capture and display your aspirations. 'This is Adult Life' provides an insightful tutorial to get started.

• Elevate Game Night: Move past the usual Monopoly. Try Saboteur, the intriguing mafia card game, or Just One, a new word association game. Laughs and camaraderie guaranteed.

• Cinematic Celebrations: Rom-com marathon anyone?? Line up Sleepless in Seattle, When Harry Met Sally, and The Holiday. In the mood for action or comedy? Ocean’s 11 and Trading Places await.

Don't be afraid to go all out while staying in this New Year's Eve. Just be sure to bookmark this post, share it with friends, and come back to it when it's time to plan!

Contemplating a 'For Sale' sign among your December decorations?

Here are a few thoughts to help you minimize stress, stay in the festive spirit, and secure a quick sale:

The Do’s👍

1) Embrace the season: Decorate tastefully to showcase your home's holiday charm and help buyers envision their own future celebrations in your space.

2) Cozy up: Create a warm, inviting atmosphere with soft lighting, comfy throws, and delightful scents (try Stovetop Christmas Potpourri — it’s a game-changer).

3) Stay flex: December is a hectic time for everyone. Be accommodating with showing schedules to make the process smoother for all parties involved.

The Don'ts👎

1) Overdo decor: Less is more when it comes to holiday decorations. Avoid overwhelm and let your home's layout, lighting, and features shine.

2) Forget basic upkeep: Amidst the holiday hustle, remember essential home upkeep. A well-maintained home makes a first — and lasting — impression on buyers.

3) Over-personalize: Clear out personal items and excess clutter to help buyers visualize living within your four walls.

Remember, December buyers are serious buyers, so if you’re ready to make the most of this month’s real estate market, message me, and let's chat about your listing today!

Creating a sense of urgency can be a powerful tactic in generating interest on a new real estate listing.

That’s why when I discuss marketing strategy with my sellers, we always touch on a few tactics for boosting their home's visibility and attracting motivated buyers.

Some examples of this:

“Limited slots available for early access” “Coming to market soon! Message me for details” “Offers accepted by [time]” "Showings by appointment only"

👉🏼Keep in mind, using scarcity tactics is a small part of a larger marketing strategy for selling a home.

My thoughts? Partner with an experienced agent to discuss and plan a well-rounded marketing strategy - which could include some of the very tactics mentioned in this post!

📲If you’re ready to sell, drop me a message. We can about the best way to sell your home quickly and for the best price!

One of the most common things we see as real estate agents...🫣

When moving, there are usually big expenses that come along with it. Holding off on these big-ticket items (you may be tempted to order that new couch for the soon-to-be-yours living room) but it's highly advised to stay away from making major purchases like furniture, appliances, jewelry, or cars until you have closed on your home. This can affect your debt-to-income ratio and/or obtaining new loans could drop your credit score. You want to keep your finances as still as possible during this time.

Curious to see what you would be able to afford in today's market? We would love to get you connected with one of our preferred lenders!
