Pro Tips: ☀️🌊

There are some great places to enjoy the water near Washington, DC — perfect for day trips, weekend getaways or full blown family vacations. Here are some pro tips:

1. The most popular spots (like Sandy Point State Park, Colonial Beach, and Leesylvania State Park) will probably be crowded on the weekends. So if you’re doing a day trip, get there EARLY for good parking.
2. If you go to Colonial Beach, make sure to grab lunch at Dockside Restaurant & Tiki Bar and sunset drinks or dinner at Circa 1892.
3. My absolute favorite spot is Sandy Point State Park. You get Chesapeake Bay views, a real beach experience, and it's close enough for a spontaneous day trip from Northern Virginia.
4. If you can swing it, a stay at the Hyatt Regency Chesapeake Bay is an absolute dream on Maryland's Eastern Shore.

These are the current median sales prices in these neighborhoods in Falls Church, VA located in Fairfax County, VIrginia which is just minutes to Washington, DC in Northern Virginia.

As a local Falls Church, VA real estate agent, I can assure you of the obvious: these are simply a median number. You can find homes on either ends of the spectrum in these neighborhoods.

Yes, IF…

This answer is a bit nuanced.

On one hand, it’s absolutely a great time to sell your home in Arlington, VA.

Over the past 2 years, we’ve experienced a rather unique real estate market here in Arlington, VA. With rising interest rates and a fluctuating economy, many homeowners have delayed selling their home. That, along with other factors, led to record low inventory as well lower than usually home sales last year.

This has left buyers with few options and a lot of pent up demand. And while we’ve seen many more homes come on the market, there’s still less available homes than buyers.

HOWEVER, this is NOT the same seller’s market as 2021. And unless you’re realistic and strategic about price, your home will likely sit on the market.

So, yes. It’s a great time to sell your home IF you utilize the right strategy.

And that’s where I come in.

One of the biggest misconceptions in real estate is that the list price tells the whole story.

But when you look at what homes in neighborhoods like Shirley Woods , Williamsburg Village and Maywood actually sell for, you start to see how much strategy goes into pricing.

Some homes sell over asking.
Some sell under.
Some land right on the number.

And some do it in 3 days and others in 6 months.

It all depends on timing, competition, demand, and how the home is positioned when it hits the market.
