ποΈ The most famous skyline in Texas is about to get a whole new neighborhood.
Hunt Realty just announced a $5 billion redevelopment of the land surrounding Reunion Tower in Downtown Dallas. This is the single largest private development project in the history of Downtown Dallas.
ποΈ WHAT IS BEING BUILT
A dozen new high-rises across 5 million square feet. Up to 3,000 apartments. A convention hotel with up to 1,000 rooms. 150,000 square feet of retail. Up to 2 million square feet of office space. A 3 to 4 acre public park. And a full redevelopment of the historic Union Station.
π WHERE
The 41-acre site surrounding Reunion Tower in western Downtown Dallas β land that has sat largely vacant since Reunion Arena was demolished in 2009. One of the largest undeveloped land assemblages in any major U.S. cityβs downtown. It ends here.
π° THE MONEY
$5 billion in private investment from Hunt Realty, a company that has owned this land since 1975 and waited 50 years for the right moment. That moment is the $3 billion new Kay Bailey Hutchison Convention Center being built directly next door, targeted for completion in 2028.
π
THE TIMELINE
Phase 1 focuses on hotel, retail, dining and entertainment to support the convention center. The convention center deck park over I-30 opens by 2030. The full buildout is a multi-phase, multi-decade transformation of Downtown Dallasβs western corridor.
π WHAT THIS MEANS FOR DFW REAL ESTATE
When 5,000 new residents, a 1,000-room hotel, and 2 million square feet of office space land in one downtown corridor, the demand wave doesnβt stay contained. It pushes into Oak Cliff, West Dallas, the Design District, Victory Park, and Irving. Every downtown activation raises the value floor for the entire inner loop market.
The people who buy near this development today will be talking about it for the next 20 years.
