Last week’s market slowdown appears to have been more about timing than demand. After a holiday weekend and less-than-ideal weather, activity across the region returned to a more familiar pattern.

📈 Total contract activity was essentially flat year-over-year, increasing just 0.8% across the region (1,133 → 1,142 contracts).

Five of six major jurisdictions posted gains or remained steady, suggesting buyers are still active — just moving at a more measured pace.

A few takeaways from this week:
• Prince William County led regional growth at +9.4%
• Loudoun and Northern Virginia posted modest gains
• Washington, DC was the only market with a notable decline
• Average days on market remained relatively stable at 37.4 days

The takeaway? Normal is back.

The market isn’t surging, but it isn’t slowing dramatically either — we continue to see steady, sustainable activity across much of the region.

Open houses aren’t just for finding a house — they’re one of the best ways to learn about the market.

Whether you’re buying in 3 months or 3 years, touring homes can help you:

• Understand what your budget actually buys
• Compare neighborhoods and price points
• Learn what features matter most to you

One piece of advice: know your budget before you fall in love. Touring homes far outside your realistic price range can create unrealistic expectations and make the process more frustrating later on.

Buying new construction sounds simple…until you walk into the sales office. ⤵️

From floor plans and lot premiums to upgrade packages and construction timelines, buying a new construction home involves many more decisions than most buyers expect.

One of the biggest misconceptions? Many buyers think the builder’s sales representative is there to guide them through the process the same way a Realtor would. While sales reps are incredibly knowledgeable about the community and homes, they ultimately represent the builder’s interests — not the buyer’s.

If you blinked, you might have missed it — this past week in the Metro DC housing market was remarkably steady, and honestly, that’s good news.

Contract activity was nearly unchanged year over year, with just a 0.8% dip from this time last year. Average days on market also remained stable, moving from 28 to 29 days. After weeks of market swings driven by seasonality and headlines, this week felt more like a return to balance.

What does that mean for buyers and sellers?

It means the market is continuing to move at a healthy, sustainable pace. Buyers are still active, sellers are still engaging the market, and homes are continuing to sell — just with a little more breathing room than the highly competitive conditions we saw over the past few years.

Even more encouraging: year-to-date contract activity across the Metro DC region is still up 4.7% overall.

Not every market update needs dramatic headlines. Sometimes consistency tells the bigger story.
