Do you have a problem tenant who isn't abiding by the terms outlined in your lease agreement?

Know your rights as a landlord once it comes to evicting:

1. Gather evidence - If your tenant is responsible for any property damage, take photos. Also save paper copies of all written and electronic correspondence with your tenant regarding any other infractions, including noisiness and late and/or unpaid rent.

2. Go over the lease - Note any sections that the tenant has violated. Be sure you are able to document your findings.

3. Send a notice of eviction - State the reasons for the eviction and what date the tenant must vacate the property. Consult all local eviction laws, which vary from state to state.

4. File the eviction at your local courthouse - To make the eviction official, you’ll need to file the appropriate legal paperwork. Your tenant will receive written notice that you have filed a case against him.

5. Take all evidence to court - The tenant might leave the property after you file the eviction notice. But he or she may still take the case to court and argue against the eviction. In that case, use your evidence to convince the judge that you have a renter who deserves to be evicted.

The extreme weather here in North Texas hasn't been kind to us and our homes. One thing people often forget about?

The condition of their roof, have you been monitoring yours?

If not, now is the time to start. Here are some things to look for when inspecting your roof:

Leaks - Which are mainly discovered inside of your home. Look for any water stains on the ceiling or walls.

Missing or broken shingles/tiles

Granule loss

Warping or sagging

Mold or mildew growth - If you come across mold or mildew, be sure to handle this problem fast so it does not turn into black mold. Once black mold forms it poses a serious health risk for everyone in the home and becomes a very costly thing to deal with.

Luckily, there are many services that can help you when it comes to monitoring the condition of your roof.

You can call a home inspector, roof contractor and even your home insurance company to come out and have a look.

Lots of insects start to emerge after the winter months. So what does that mean for your home?

It means you need to start preventative measures now!

Here is a list of bugs that can cause damage to your home and ways to keep them out:

1. Mosquitos: These bugs like to nest in unkept gutters which is why we always stress to CLEAN YOUR GUTTERS. They breed in standing waters so on top of keeping your gutters clean, make sure all bird baths, flower pots and anything that holds water around your home is dry. If you don't do your part to keep mosquitos away, they can begin to infest your home making it unlivable in severe cases.

2. Termites: These bugs are in search of new nests after hiding away during winter. Storing wood near your home's foundation can create the perfect home for these pests to shack up and cause major problems. Wood and moisture are huge no-no's once it comes to termites. Contact your local pest control and ask them about the different sprays they can apply to your home to help keep these destructive pests OUT.

3. Caterpillars: Although very pretty and fun to look at, these bugs can be your gardens worst nightmare. Be sure to do some research and identify what type of caterpillar has been munching on your plants and the best ways to deal with them.

Spring is right around the corner! And your outdoor living spaces could use some freshening up.

Here are some spring cleaning tips to liven up the outside of your home:

1. Wash the windows, screens and doors: Winter conditions are rough on the outside of our homes. Glass cleaner and a squeegee will help remove caked on dirt/grime and bring the shine back.

2. Power washing: There are many local power washing companies that can help wash away all of the mud, soggy leaves and animal dropping from your yard and decks.

3. Clean your gutters: Keep those gutters clean! Remember, if you avoid this for too long the build up will start to attract unwanted pests like rats and the dreaded MOSQUITOS.

4. Clean and inspect your grill: This is TEXAS! We love our BBQ and our grills have been going through it with all of the rain, ice and snow. Be sure to inspect your grill for any dirt, grime, insects, rust and things of that nature.

If you own multiple properties, getting them all spring ready may be a challenge.

You can get assistance from your local landscapers, pressure washers and etc.

Or you can seek assistance from a property manager while you sit back and enjoy a nice cold sweet tea!

Many people are going through a time of insecurity and instability.

During these times, you may notice that your rental properties are staying empty longer than usual.

This can be a problem, especially if you have to make mortgage payments on your property every month.

So what can you do to minimize losses?

You have two choices. The first is to ride it out and wait until you can get a suitable tenant.

The second is to consider collecting less rent just to keep money coming in.

You know what tenants love?

Healthy communication with their landlords.

Here are some tips for improving communication with your tenants:

1. Be Prompt: When your tenants reach out to you with a request, respect their time the same way they are respecting your home.

2. Be Clear: Make sure everyone is on the same page once it comes to the terms outlined in the lease agreement.

3. Be Available: Imagine trying to get in touch with your local contractor but they refuse to answer the phone. Frustrating, right? The same applies for your tenants. If they need you to come take a look at concerns regarding your property, make yourself available.

4. Listen: As much as we want to throw our hands up and be done after we hand over the keys, this is never the case. Tenants deserve to be heard. Listen to them when they bring up concerns and act accordingly.

5. Be Respectful: Even in challenging situations, treat your tenants with respect. Nothing good ever comes from conflict, avoid it at all cost. Work together to resolve any problems that come up.
