One of the most important things new homeowners can do is schedule a professional HVAC inspection and change the air filter before peak season. Don't Forget Your Air Filters – Clean Air Starts Here
As cooler months roll in, it’s easy to overlook your HVAC air filters—but regular maintenance is essential for efficiency and air quality.

Here's what every homeowner should know:
✅ Use Pleated Filters: They’re more effective at trapping dust and allergens.
✅ 4-Inch Filters: Ideal if your system allows it.
Replace annually in pet-free homes and every 6 months with pets.
✅ 1-Inch Filters: More common, but require changing every 2–3 months, or monthly with pets.

Why Home Inspectors Don’t Test Cooling Systems Below 60°F

As cooler weather approaches and daytime temperatures begin to dip below 60°F, it’s a good time to address a common question in home inspections: Why don’t inspectors test the air conditioning system when it’s that cold outside?
In my inspections, 60°F is the minimum outdoor temperature at which I will test a cooling system. Some professionals may say 55°F, and others may operate the system regardless of the temperature—but caution is key. While certain units are engineered to run safely below 60°F, identifying which units those are falls outside the scope of a standard home inspection.
Here are a few key reasons I choose not to run air conditioners in cooling mode below 60°F:

🔹 Manufacturer Guidelines & Risk of Damage
Most air conditioning manufacturers strongly advise against operating units in cooling mode below 60°F. If a system is tested during a home inspection and later found to be malfunctioning, the homeowner could claim that damage occurred during that inspection. In such cases, the inspector could be unfairly held responsible for costly repairs—even if they weren’t at fault.

🔹 Inaccurate Performance Evaluation
When the outdoor temperature is below 60°F, you simply can’t evaluate how well the system will perform on a 90°F summer day. Running the system under those conditions doesn’t provide meaningful insight—and could cause more harm than good.

🔹 Heat Pumps: A Special Case
Heat pump systems do use the compressor even in heating mode. However, manufacturers still advise against using the “cooling” mode when it's under 60°F. During freezing weather, it’s also important to switch to “emergency heat” to avoid straining the compressor.

📋 Inspector Best Practice
As a licensed home inspector, I always document the outdoor temperature in my reports. This helps clarify why a cooling system may not have been tested and protects all parties involved. It’s a best practice I recommend across the board.
