Hear us out:

Zillow can give you an idea of the median price for the neighborhood and that’s great. However, a real estate agent can look at the nuances of the neighborhood, compare it to homes in the area that have sold, upgrades or issues with the home that either add or subtract value and help determine if a home is in fact priced correctly. Zillow is a broader spectrum, an agent can fine tooth comb it.

Happy Monday DFW!

The words “multiple offers” or “best and final offer” are the worst words to hear when you think you’ve found your dream home and put in your offer. And if you’re like us, you’ve probably already picked out where the furniture will go…or the Christmas tree. We think you should take these steps to avoid utter heart break:

🏠 Start on the low end of your budget so you can over offer and give yourself some breathing room.

🏠 Write a flattering letter to the homeowner so they can get a glimpse of who you are.

🏠 Edit requests within your offer. (Examples of requests/contingencies are: accepting something in the house as is, offering the house for a few day after closing to allow them to move out stress free, etc.) Your agent will know based on the market what incentives to offer the seller to increase your chances!

🤠A little bit of Texas, a whole lot of style🤠

How to style your first home’s porch for Autumn Strahan style:

1: use 3m hooks and floral wire to prevent damage on doors.

2: if your porch doesn’t get great sun or seasonal flowers aren’t in your budget, try artificial florals in cream or neutrals to use for multiple seasons.

3: for layering rugs, try oversized scarves instead. They’re cost effective and will last for the season. Unless a rug is treated with UV sealer, it’s going to fade quickly especially in Texas sun so have fun with your outdoor decor.

5: check thrift stores for architectural salvage to use as plant stands or small statement pieces. Bonus: these add blind spots to hide packages.
