⬆️ Up 19.2% from last year
👉 My take: Buyers finally have more breathing room and choices again. We’re seeing less urgency and more opportunity to compare homes before making a decision.

💰 Prices are still inching up: $276,266 average sales price
⬆️ Up 1.87%
👉 My take: Values are staying steady—not skyrocketing, but not dropping either. This is a healthy sign of stability in our market.

⏱️ Homes are taking longer to sell: 90 days on market
👉 My take: This is a big shift from the fast-paced market we saw a couple years ago. Today, pricing correctly from day one matters more than ever—overpriced homes are sitting longer, while well-priced homes still move.

📈 What this means overall:
We’re in a more balanced market. Buyers have leverage again, and sellers need to be strategic with pricing, condition, and marketing to stand out.
