April 2026 Market Update! 📊

The Memphis Region saw both prices and inventory increase compared to 2025, with an average sales price of $275,263, active inventory at 4,667 homes, and an average of 89 days on the market.

North Mississippi also saw the average sales price rise to $347,152, while active inventory decreased to 717 homes. Average days on the market is currently 118.

What does this mean? Buyers may have more choices in the Memphis Region, while North Mississippi remains more limited on available homes. Sellers in both markets still need to focus on strong pricing, condition, and presentation to stand out.
