Want to anchor yourself in these waves?
💡 Be opportunistic with timing & structure
- Watch for shifts: as inventory rises and demand softens, good deals open up.
- Use more aggressive contingencies (appraisal, inspection), and leave room to renegotiate.
- Consider creative financing: seller credits, assumable mortgages, flexible closing terms.
- If selling, be realistic on pricing — the “aspirational high” may not materialize in a volatile market.
💵 Always calibrate with cash/liquidity planning
- Don’t over-leverage. Keep reserves for maintenance, vacancies, and rate hikes.
- In a volatile market, the ability to hold (ride out storms) is often more valuable than flipping.
⚖️ Diversify within real estate exposure
- Don’t commit 100% of capital to one property or submarket.
- Explore options: multifamily, small rentals, lot or land plays (if zoning favorable), or even REITs / real estate funds for flexibility.
- Hedge between stable “anchor” holdings and speculative “upside” plays.
