Contract activity in the Metro DC area from June 1-7, 2025, increased by 1.2% compared to the same seven-day period last year.

Key Takeaways:
· We're seeing modest week-over-year improvement in the number of newly ratified contracts, and homes are taking about a week longer to sell
· As has been the case almost all year, the Northern Virginia suburban markets are holding up better than those on the other side of the Potomac River.
· Montgomery County is holding steady, DC is down a bit, and Prince George's County is having a tougher time.

Why it Matters:
· For the first time, year-to-date contract activity in Northern Virginia has tipped into the positive category – up 0.6%. Loudoun County has been positive for months, and Prince William County is almost there – down just 0.3% YTD.
· Montgomery County contract activity has flirted with a positive year-to-date (YTD) contract count but hasn't reached it yet; it's down only 1.5%. Washington, DC, is off 5.2% year-to-date, while Prince George's County is off more than 10%.
· The move-up market is also performing better than the affordability-challenged first-time buyer market. Year-to-date, contract activity for homes priced $750,000 and higher is up 5.6%, while homes under that mark are off 6.4%.

As the days get longer and the weather warms up, June sparks a sense of renewal. It's the perfect time to tackle projects that have been sitting on the back burner, especially when it comes to upgrading your living space. If you're a Veteran or active-duty service member, there's one option that might surprise you: theVA Renovation Loan.

The VA Renovation Loan allows eligible borrowers to roll the cost of home improvements directly into their mortgage, eliminating the need for a second loan or draining their savings. It's designed specifically for primary residences and offers up to 100% financing, making it one of the most accessible ways to upgrade a home.

What can you use it for? Eligible renovations include everything from new appliances and updated HVAC systems to roof replacements, plumbing work, bathroom remodels, and other similar improvements. Contract activity for May 25 - 31, 2025 in the Metro DC area was up 4.6% compared to the same seven-day period last year.

Key Takeaways:
· Four of the six jurisdictions we track posted increases – the three in Virginia plus Washington, DC – while the two in Suburban both saw decreases.
· There was a little calendar-assisted bump in these numbers, because this same week last year included the entire Memorial Day Weekend; this year’s number only had two of the three-day holiday.
· And continuing a trend we have seen most of this year, homes took about a week longer on average to sell – 30.4 days last week vs 25.6 last year.

Why it Matters:
· The market is neither hot nor cold – it’s . . . tepid.
· Year-to-date, total new contract activity is down just 2.6% and given the enormous economic uncertainty that exists in the greater DC area and mortgage rates that are still hovering near 7%, that’s actually pretty good.
· And geography and price range continue to play big roles in these numbers. New contract activity in Prince George’s County, with the lowest average sales price in the region, is down 10.6% year-to-date, while Loudoun County, with the highest average sales price, is up 3.2% year-to-date. First-time homes buyers have it pretty rough, while move-up buyers have equity to bring to the table.

Contract activity for May 18 - 24, 2025 in the Metro DC area was down 2.9% compared to the same seven-day period last year.

Key Takeaways:
· The calendar played a big role in the modest weekly drop. Last year, Memorial Day was on May 27, so the seven-day period covered in last year’s numbers did not include any portion of the long holiday weekend.
· Even though this week-over-year drop interrupted three consecutive weeks of increases, two of the six areas still posted increases.
· On top of that, mortgage interest rates ticked up slightly from just a week before, getting even closer to the 7% mark – yet there were more contracts last week than just one week prior.

Why it Matters:
· While we expect to see week-to-week variances, there are two common themes we have seen throughout 2025 compared to 2024.
· Homes are taking about a week longer to sell on average, than a year ago.
· Contract activity on entry-level priced homes is still hampered by high interest rates, with homes priced under $750,000 down. 6.9% year-to-date. Activity on homes priced above that mark is up 5% YTD.
