WARNING: this post may ruffle some feathers, and that's okay. I say that because while this comment is speaking to the "general public", some real estate agents who see it will likely feel called out.
That's okay.
Here goes: While you don't have to look far to see someone (ie- agents) saying "now is a great time to sell your home, or now is a great time to by", that isn't always true!
There, I said it.
But WHY did I say it?
First of all, I said it because I keep seeing FB comments talking about "well, back in 1986 a mortgage interest rate of 10% was GOOD". Guess what, Shady Sally? In 1986 you could buy a 2000 square foot 3/2 in the suburbs for less than $100k.
As of TODAY the AVERAGE list price of a 3/2, 1800-2000 sqft SFR in the burbs of Memphis TN, $340,000!
So trying to make THAT comparison is completely disingenuous, to put it nicely.
Second, PERSONAL CIRCUMSTANCES and GOALS determine when it's a "good time" to sell or buy. That rings true ALL the time.
How so you may ask?
Let's say you purchased a brand new construction home 2 years ago and now you want to sell it. You're going to have a HARD time, in THIS market, selling it for what you paid 2 years ago, or more. So NOT a great time to sell. So if you just WANT to sell, probably not the best time.
But let's say that you transferred for a job and you have to sell. Yes, it can absolutely be sold, but the buyer is likely going to be getting a "deal" and paying far less than you did 2 years ago, for a slightly lived in home. The personal circumstances surrounding the sale have a strong impact in this situation.
It kind of goes without saying that a GOOD time to sell and a GOOD time to buy are two completely different scenarios.
Now is a pretty dang good time buy, if you can afford to. Yes interest rates are higher than they have been in recent memory. However, I know lenders who are offering free refi any time in the next 5 years if/when rates go down and you want to reduce the rate on your loan.
Also, homes are experiencing longer days on market and sellers are open to negotiations, so buyers can negotiate and many are also getting concessions from the sellers.
