I will go into my strategy and tips of purchasing homes for less than 30k, choosing the right contractors, accurately judging a property, and how the road to generating enough income from real estate to ensure everyone’s financial freedom. This isn’t cutesy or top lofty, but the nitty gritty details from awkward contractor situations to when’s it okay to cut costs on painters tape. I will give you the truth and a practical guide to real estate investing at a price that’s easy to afford. The knowledge I have gain is through the acquisition of 4 rental properties, all for under 35k, which I am now either collecting rent on or currently rehabbing. After thousands of dollars invested, many hardworking weekends while keeping my day job, and many losses and just as many wins, I find that when I discuss my strategy with others who have interested in owning a rental property, especially cheap and inexpensive housing, they are all very thankful for the knowledge I give them. I feel that everyone in this country should know these basic rules, and at the prices that I have found great properties at, it is definitely more obtainable to an extremely wide audience. This isn’t a gimmick, I can go to any city and find houses under 30k within 35 miles. I live in Washington DC and I have purchased 2 within 35 miles and 1 within 90 miles. I will go into the intricacies of investing in a region outside of where you may live, because sometimes the numbers just don’t make sense where you actually live for any positive rental income. Hey all!
I am visiting DC next week (22nd - 26th) and Miami the week after (Jan 29th - February 2nd) . Anyone there I can collaborate with in the group to find a nice venue spot I can have people show up at? I absolutely adore Paris and France.

And What I Adore more than that? The Paris Latin Dance Scene! They know how to dance and Have FUN!!

I am not exaggerating to say in my opinion it is the HOTTEST latin dance scene in the world. They fly instructors in from all over the world (France calls itself the capital of culture and invests in the best of the best, it's part of their culture to do so and expect their citizens to also be cultured). The local instructors fly all over the world for their own expertise. The scene is absolutely amazing, set in the beautiful backdrop of Paris.

As I go every month now in my semi-retired state (through real estate investing), and I learned how to flow and some of the best spots to practice, I would like to offer the opportunity for those interested to travel with me for Latin Dancing! We will fly to beautiful Paris, stay at a wonderful hotel, and not only build community with pre-group calls and 2 group dinners, but we will spend 5 days and 4 nights dancing to Bachata, Tango, and Bachata!
Some of you will be familiar with these dances, and they are new to others. Great for beginners to advanced learners. I was a new latin dancer a few months ago too!

**Each trip will include 5 days, 4 nights in Paris.
Hotel stay included with breakfast included from 7-10 am
**2 hours of dance instruction + Soiree each night (Bachata, Tango, Kizomba, Salsa etc)
**Private Tango instruction If you want to learn - at least 2 private lessons.
**2 included group dinners (entree, main*capped at 25 euro*, dessert, 2 drinks (house beer/wine))
**Whats app group to discuss the upcoming trip and keep in touch during the trip
**Pre-call meet and greet and to go over budget travel trips and tricks
**Pre-call to meet and greet and go over common french dance terms.

Note 1: 2 group dinners are included in the price (so, breakfast everyday and 2 dinners 2 of the nights). You will be responsible for the other 2 nights and lunch. The residence you will be staying at has a kitchenette, so saving costs and buying your groceries is also an option I personally utilize regularly. You can buy some groceries and have lunch inside. I do this as a frequent traveler, but if Paris is new for you, enjoy the cuisine.

Note 2: I will focus on Bachata, Tango (private lessons), and Kizomba. If you are interested in Salsa, I can guide you to some salsa courses, and if you don't mind going, I can show you how to use the google maps feature with the paris metro system, and get you around safely if you want to strike out on your own. Its a safe city, but we will also give some pointers. Also, some of the soirees are a mix of bachata and salsa too (especially Tuesdays on the Boat on the Seine), if you want more of that instruction

Note 3: The instruction is good! Beginners is great, but Intermediate really shoots you up a few levels. So don't worry, you will get your money and instructions worth!
