Military families relocating to Dallas-Fort Worth in 2026 will find more housing choices than in recent years, along with access to federal VA financing and Texas’s Veterans Home Loan Program.
The DFW median sale price was $399,999 in June 2026, with 8,997 home sales that month. A Q1 market analysis reported 26,800 active listings and 3.2 months of supply, giving VA buyers more options and some room to negotiate.
Eligible borrowers using the federal VA loan may qualify for no-down-payment financing and no private mortgage insurance. Texas also offers a separate Veterans Home Loan Program with fixed-rate terms and loans up to $832,750. Reviewing both programs can clarify purchasing power before a PCS move.
Prices and proximity to installations vary widely. Grand Prairie, Arlington, Mansfield, Midlothian and South Fort Worth offer locations near NAS Fort Worth JRB, while Frisco generally sits above the metro median and is farther from installations. Late summer may bring less competition than the April–May peak, although timing depends on orders, financing and the target submarket.
PCS planning is easier when families compare neighborhoods, confirm loan eligibility early and account for commute, schools, home condition and closing timelines.
