We are officially pending! Patience and understanding the market was key to getting this home under contract. We have shifted to a neutral market which has its challenges. The housing market in Darrington has recently seen significant activity. In the past two weeks, the number of homes on the market has decreased from 12 to just 7, with 5 homes now pending and 1 sold. Buyers are actively searching and ready to make a purchase.

Let's take a look at the history of interest rates. The chart below shows the average interest rates from 1971 to 2024. Currently, rates are in the 6% range this year. If we continue to wait for rates to drop to the 2% or 3% range again, we may be waiting indefinitely. Between 2020 and 2022, mortgage rates were exceptionally low, but it's unlikely we'll see rates that low again. If rates do drop to those levels in the future, that would be a prime time to refinance.

Here are some important steps to take before shopping for a home:

Meet with a lender – I can recommend excellent loan officers who always prioritize what’s best for their clients, finding the best rates and loan options based on individual situations.

Eliminate debt – Pay off credit cards, personal loans, boat payments, and car loans.

Save 3-6 months of living expenses – This will provide a financial cushion as you transition into homeownership.

Save for your down payment and closing costs – It's important to be prepared financially for these expenses.
