The cheapest finished one was listed for less than the $613,900 base price to build that plan from scratch, and it already had the lot premium and the upgrades in it.

None of this is hidden. Every number is published on the builder's own website — it's just 11 listings deep, and almost nobody reads 11 listings.

Everyone tells you the wider lot is worth it. Here's the actual evidence.

The 50-ft foyer tunnels you straight through to the back of the home. The 74-ft opens up rooms on both sides without feeling cramped.

The extra width buys cabinet and countertop run — which is why the microwave gets its own spot instead of being stacked above the double oven where half the people in the house can't reach it.

And it buys the extended patio, which is where you actually feel the width of the lot.

That's what the $200,000 is buying. Decide for yourself if it's worth it.

The price you sign is the price you pay at closing. Most builders don't work that way.

Highland's purchase contract doesn't have a price escalation clause. That's real money you're protecting — and it's the kind of thing nobody reads until it costs them. We've heard the nightmares: people sign a builder contract and the price moves before closing.

Read your contract. Doesn't matter which builder.

This is where the budget quietly breaks.

The design center is where people add $40K, $80K, $120K in upgrades and then shock themselves at closing.

If it were me: walk in with a cap and stick to it. And bring a buyer's agent to the builder's model the first time — someone who does new construction and knows what's standard versus what's an upgrade before you're at that table.

The number nobody quotes you: what it costs to hold the house.

In Ramble, Celina — property taxes run about 2.8%. HOA is around $2,100/yr and does cover front lawn maintenance. On the higher end, but it's covering the amenities.

Right now in the opening phase, Highland is offering $20,000 toward closing costs, or a rate buydown starting as low as 4.99%. Which one serves you better depends entirely on your situation.

Most buyers walk right past this option without knowing it exists.

On the main floor there's a bedroom with its own private bath, and a media room next to it. Highland will let you combine the two into one self-contained wing — add a wet bar, and put a door on the whole thing.

Not a guest room plus a media room. A separate living space under one roof. Most 50-ft plans can't do it.

The best feature in this $819K house is in the laundry room.

Space for a second refrigerator, tucked out of sight. A linen closet right next to it, a stainless wash sink, counter space, and built-ins running the whole wall. There's even a socket set up where a steamer would go.

Not the wallpaper though — that's a bit much for me.

The model you're walking is not what the base price buys.

Upstairs, the standard Shelley is two bedrooms. This model is built with three — a structural upgrade, a checkbox on a form, and it's where the price moves fast.

Standard plan is 4 bedrooms. The model is 5. Base price is $819,990. The house you just fell in love with isn't that number.

$1,540,990.

That's the starting price on the Highland Homes Lucca at The Grove in Frisco. 4,155 sq ft, 74-ft homesite.

Here's the number that never makes the listing: at Frisco's 1.76% tax rate, property tax on this home runs about $2,260 a month on its own. Add the $213 HOA and you're at roughly $2,473 a month before a single dollar of mortgage.

That's not a reason to walk away. It's a reason to know it going in.

I walked the entire floor plan — the study hidden inside the study, the pantry that doubles as a prep kitchen, the two-zone covered patio with a full outdoor kitchen. And one small thing in the kitchen I'd want fixed before signing, which almost nobody checks.

Two parking spots and an extra room — or three spots and no room.
