The latest data from mid-to-late September 2026 is officially in, and the Northern Virginia real estate market is moving fast, but the trends vary wildly depending on exactly where you look! 📊✨The Bottom Line: Winning in this market takes a hyper-local strategy. What works in Arlington might not be necessary to secure your dream home in Fairfax!

Alexandria
Townhouses are absolutely dominating the latest ratified contracts.
Competition remains steady, with 30% of homes selling higher than the original list price.

Arlington County
Talk about a competitive edge! An incredible 70% of buyers waived their appraisal contingency to win their homes.
Market types were highly mixed, with Single Family homes leading the pack.

Fairfax County
Demand is soaring. 40% of homes went over list price, making it the highest premium market of the three areas this cycle.

What if the best time to make a move isn’t when the market is moving fast, but when it pauses?

The Northern Virginia market is giving buyers more choices and more room to negotiate, while sellers still have opportunities because people continue to move for jobs, family, lifestyle changes, and other life events.

As of September 1, 2026, inventory is up year-over-year in Alexandria, Arlington, and Fairfax, while the market remains relatively balanced compared with the extremely competitive conditions we’ve seen in the past.

For buyers, that can mean more options and less pressure to rush.
For sellers, it means buyers are still active but pricing and strategy matter.

The question may not be “Should I wait?”
It might be “What could I be missing while I wait?”
