Buying and selling real estate are two things I would never recommend turning into a DIY project.

You might think, “I can search online, schedule showings, and handle the paperwork myself.” But the reality is, there’s a reason this is my full time job-because it IS a full time job. And I doubt you want a second one of those.

My buyers trust me to read the market and understand pricing, negotiate terms, and facilitate communication with the seller, lender, and underwriter.

My sellers count on me to price their home strategically, prepare the property for the market, and protect their interests throughout the transaction.

Don’t gamble on knowing what you don’t know-put me in your corner and take out the guess work!

If you’re self employed and in the market to buy your first home, save this! Because your lender is probably going to need more documentation to understand your income, business history, and overall financial picture. Here’s what you need to have ready to make the underwriting process move efficiently:

-Personal AND business tax returns
-YTD Profit and loss statements
-Business bank statements
-Proof that your business is active and stable
-Documentation for business expenses
-Explanations for income changes, large deposits, or transfers
-Verification that using business funds for closing won’t negatively impact the business.

Self employed income isn’t always as straightforward as looking at a salary or a W-2. Lenders may review your income differently, and and business write offs that reduce your taxable income can impact how much income qualifies for the mortgage.

Here’s the occasional roadblock nobody really prepares you for: the underwriter finds a hiccup…

💼Maybe there’s an employment change.

Here’s the deal: none of these are dead ends, but they DO mean you need someone who can interpret the findings, identify the issue, and tell you how it can be resolved so you can move forward in the home buying process.

That’s where I come in. I don’t just unlock doors and write offers; I ask the right questions, keep all parties in communication, and push to find a path forward when there’s a roadblock. Because sometimes underwriting gets hung up on something that looks very different once the full picture is understood.

If you’re a first time home buyer, the gap between “Congrats! They accepted!” And getting the keys can feel like a second job you didn’t know you signed up for. Let me break it down for you ⬇️

📝Title and paperwork-the title company handles a LOT of the behind the scenes details. They’re the ones making sure ownership legally transfers, and that your closing documents are ready.
🧾Final numbers-you’ll receive your final closing figures so you know exactly what you’re bringing to the table. No surprises!
🔑Final walkthrough-before you close, you get one last look at the house to make sure everything is as expected and agreed upon
📆Closing day-you sign the paperwork, funds are transferred, the transaction records, and then…
