Buying your first home is exciting, but it can also feel overwhelming. There are a lot of decisions, questions, and emotions along the way. A lot of buyers hear “VA loan” and immediately worry sellers won’t accept their offer.

The truth? VA buyers absolutely can compete in Northern Virginia. Every single day, military families are successfully buying homes across Arlington, Alexandria, Springfield, Fairfax, Burke, and beyond using their VA benefits.

But strategy matters.

The strongest VA offers are not just about price. They’re about preparation, timing, communication, lender strength, clean terms, and knowing how to position the offer from the very beginning.

In a competitive Northern Virginia market, having an agent and lender who truly understand VA financing can make a huge difference. Military families moving to Northern Virginia often ask me the same question first:

“Should we rent first or buy right away?”

And honestly? The answer depends on your timeline, commute, budget, and how long you realistically expect to stay here.

If you’re only here for 2–3 years, resale strategy matters before you even write an offer.

If you’re commuting to the Pentagon or Fort Belvoir every day, neighborhood choice can completely change your quality of life.

And if you’re using a VA loan, your strategy in this market matters more than ever.

These are the conversations I have with military families every single week. Not just helping them buy a house, but helping them make smart long-term decisions during a PCS move.

The Northern Virginia market is starting to shift, and buyers heading into the spring and summer market may have more opportunity than they’ve seen in the last few years. 👀

Inventory across Arlington, Alexandria, Fairfax County, Springfield, Burke, and surrounding Northern Virginia neighborhoods has slowly started increasing. And as homes sit on the market a little longer, some sellers are becoming more flexible behind the scenes with price reductions, closing cost help, rate buy-downs, and stronger negotiation opportunities.

One thing buyers should be paying close attention to right now?

Days on market.

Homes sitting for 21+ days can sometimes signal motivated sellers and opportunities that weren’t as common during the peak frenzy years.

And in Northern Virginia, real estate is incredibly hyper-local. What’s happening in Arlington may look completely different from Springfield, Burke, Fairfax Station, or Alexandria. National headlines only tell part of the story.

For military families using a VA loan during PCS season, this could create some real advantages in today’s market.

I’ve known this family for more than 20 years. We were stationed together during our Army years, and after three years of searching for the right fit in Arlington, they are finally HOME.
After recently renting in the Westover area, they realized how much they loved the sense of community, neighborhood feel, and everything that makes Arlington special. They knew they wanted to plant roots here for the long term.
