When I started in real estate, it was never about awards, rankings, or sales volume.

It was about helping people navigate one of the biggest decisions of their lives with confidence and clarity.

For most kids, summer means sleeping in and enjoying a break from school.

For many military kids, it means packing boxes, saying goodbye to friends, and starting over somewhere new.

Military children attend an average of 6-9 schools before graduation, making them some of the most resilient kids you’ll ever meet.

If a PCS move to Northern Virginia is in your future, now is the time to start preparing for a smooth school transition.

Before you move, make sure you have:
✔ Recent report cards
✔ Standardized test scores
✔ IEP or 504 documentation
✔ Academic records and awards
✔ Extracurricular activities and achievements

Families should also familiarize themselves with MIC3 (the Interstate Compact on Educational Opportunity for Military Children), which helps support military students as they transfer between schools.

Whether you’re moving to Arlington, Alexandria, Fairfax, Springfield, Burke, Fairfax Station, Falls Church, or another Northern Virginia community, local resources like school liaisons, public libraries, summer reading programs, youth sports, and community activities can help children feel connected before the first day of school.

One of the best parts of this business is when great clients turn into lasting relationships, and those relationships continue to connect me with more incredible families along the way.

This closing was a perfect example of that. A longtime client referred another family to me last fall, and then earlier this year, that client connected me with his brother as they prepared for their move from West Virginia to Northern Virginia. Those kinds of referrals mean so much because they’re built entirely on trust.

Now they’ve officially closed on a beautiful home in Glenkirk Estates in Gainesville, and I couldn’t be happier for them. With four wonderful kids, finding the right community was just as important as finding the right house. The neighborhood amenities, pool, nearby shopping and restaurants, and access to schools were all major priorities during the search, and Glenkirk Estates checked every box.

One of the biggest changes for their family will be quality of life. His commute just went from about 1 hour and 40 minutes each way down to roughly 20 minutes. That means more time at home with family, fewer hours spent in the car, and a much better day-to-day rhythm for all of them.

Relocating a family of six is no small task, but this home and community feel like such a perfect fit for their next chapter. Congratulations to this amazing family. So excited for everything ahead for you all in Gainesville. 🏡

From Army Friends to Neighbors 🏡

This closing is personal for me. I’ve known Dave and Jamie for over 10 years after meeting through mutual Army friends, and after years of military moves, rentals, and searching off and on for the right home, they’re finally putting down roots in Arlington.

One of the biggest priorities for their family was keeping their kids in the same school pyramid and community they already know and love. After moving so many times over the years, having that stability meant everything. Jamie has poured so much into the local schools and community over the years, including serving on the PTA board, so staying in this area was incredibly important to them.

When 1903 N Quintana came on the market, it immediately felt like the right fit. Not only is it in the exact neighborhood they hoped for, but now we’re officially neighbors here in Westover, which makes this even more special.

Dave is now retired from the Army, and I honestly couldn’t be happier for their family as they start this next chapter. And I already can’t wait to see the kitchen renovation Jamie is planning because I know it’s going to be beautiful.

So excited for you guys and so glad Westover gets to keep your family here for the long haul. ❤️

Your movers are supposed to arrive today.

The house is packed.
Utilities are being shut off.
Your report date is approaching.
The kids are asking where their favorite things are.

And then you get the call…

The truck is delayed.

Unfortunately, this is one of the realities of peak PCS season. Every summer, thousands of military families are moving at the same time, and delays can happen.

If it happens to you:

• Contact your Transportation Office immediately.
• Save screenshots of your move status.
• Keep every receipt.
• Ask about filing an inconvenience claim.
• Let your REALTOR® know if your closing or move-in date could be affected.

One of my biggest PCS tips is to create a “Do Not Pack” zone before the movers ever arrive. Keep medications, uniforms, chargers, important documents, pet supplies, and enough essentials to get your family through an extra week if needed.

As a military spouse, I’ve learned that flexibility is often part of the PCS process. A delayed moving truck can be frustrating, but with a plan in place, it doesn’t have to derail your move.

The truth? VA buyers absolutely can compete in Northern Virginia. Every single day, military families are successfully buying homes across Arlington, Alexandria, Springfield, Fairfax, Burke, and beyond using their VA benefits.

But strategy matters.

The strongest VA offers are not just about price. They’re about preparation, timing, communication, lender strength, clean terms, and knowing how to position the offer from the very beginning.
