Grateful to have had the opportunity to help a dear friend purchase a new home recently!

Originally on the hunt for an investment property, we found a home that could work as a primary residence instead! We quickly formulated a plan to turn his current home into a rental and got under contract under list price. We were able to negotiate a seller credit and get to the settlement table on time despite some hiccups along the way!

Lesson learned is that there is always more than one way to start your real estate investment journey! There are opportunities in every type of market. If you have been thinking about real estate investing, I’d love to answer any questions you might have!

Despite facing 14 other offers, including a higher offer, we were able to get under contract with an inspection contingency, which allowed us to negotiate a large seller credit to the buyer. I am so grateful to have had the opportunity to help guide these buyers home!

February Numbers for Anne Arundel County are in! Read below for an explanation of each of these data point indicators.

New Listings: Inventory continues to play an important factor in the current market conditions. Typically the spring market brings in a flood of new listings. However, relative to last year, February did not bring as many new listings into the market this year. So far in March, I am seeing an uptick in inventory around Anne Arundel county. If you are interested in particular parts of the county, send me a DM!

Average Sales Price/Median Sales Price: These two data points help to showcase trends in regards to price. Average Sales Price tells us the average price of all homes that closed in February. Median Sales Prices shows the particular price point that 50% of homes sold under and 50% of homes sold over in the given time period. Both these data points can be a bit skewed depending on the types of homes that have sold in a given month, but together, they can help us see the general trend of prices in the area.

Active Listings: This data point tells us the number of homes that were on the market for sale at the end of February. For current market figures, send me a DM!

Pending listings: This data point shows units that were pending as of the end of February that will close in the future. It’s an indicator of how many homes went under contract, which gives us an idea of how demand is trending from month to month.

Median Days on Market: This data point is important for both buyers and sellers as it gives an indication of how quickly homes are selling. 50% of home sales that closed, sold in under 11 days and the other half sold in over 11 days.

This gem of an Annapolis condo is under contract and I am thrilled for my seller! Looking forward to helping this sale get to a smooth close!

While we are seeing some signs of a changing market, low inventory and buyer demand levels are still controlling this market. Does it make sense to buy in a seller’s market?

I've heard this question a couple of times recently, and here's my two cents:

This has been a very real “sellers market” and that is always going to be a natural and valid question. Especially since buying a home is often the largest purchase most people make in their lives.

Short answer: It’s going to be very dependent on your situation, which is why if you are thinking about buying, it’s a great idea to talk to a good realtor and loan officer that you trust.

Regardless of where we are in the market cycle, they can help you think through market forecasts, what the current strategies are to purchase homes, and help you think through how it all fits into your goals and plans to build wealth.

Remember, a smart and informed purchase is one where you can comfortably afford the monthly payments along with maintenance and is in an area that is known for appreciating values. This along with your increasing equity in the home will help you weather downturns as well as position you for the upside.

I get that this stuff can get into the weeds pretty quickly and there is so much to consider! What questions do you have about buying in today's market?

Congratulations to on closing on your new home! One aspect of real estate that I love is having the opportunity to reconnect with old friends! It has been an absolute pleasure working with you guys and though I am going to miss going house hunting together, I am thrilled you found a wonderful place to call home!
