US Home Prices: What the Median Misses | Serving our community over 25 years in the Real Estate and Mortgage Industry. Your in good hands with Embassy as a partner.
There’s more to US home prices than the headline numbers suggest. In Q2 2026, the national median for new single-family homes landed at $410.7K, while existing-home medians rose to $435.7K—a $25K gap that quarter. That’s the widest national separation we’ve seen, capping off a trend started back in Q2 2024 when existing-home prices began to outpace new construction.
Much of this shift has roots in the pandemic era: many owners with ultra-low mortgage rates chose to stay put, tightening inventory and making existing homes a hotter commodity. On the builder side, we’re seeing smaller lots, more compact homes, and creative incentives—efforts to keep new homes within reach for buyers. But these medians don’t paint the full picture. Regional factors, home types, lot sizes, and construction costs all play a role in shaping the numbers you see.
By Q2 2026, new-home prices dipped about 1% year-over-year, while existing-home prices, after twelve straight quarters of growth, slowed to a 2% yearly increase. As a team that’s specialized in both real estate and mortgage for over 26 years, we know every local market tells its own story.
