Closed!!

This one had no business closing.

Receivership with a 60-day window to market and sell. After the receiver wasn’t even appointed until 30 days into judgment.

Then, the day before closing, occupants vacated. Emergency cleanout. Less than 24 hours to keep the deal alive. Oh, and we were on day 90 of Maine’s redemption period (last day).

Every variable that could complicate a transaction did. The buyer’s agent didn’t think we’d make it. Neither did title.

We did.

This is the job; not just listing property, but managing risk, coordinating chaos, and executing when the margin for error is zero.
