• 12,486 active listings across the metro

📉 Buyer activity is slowing:
• Pending sales down 9.1% YoY
• Closed sales down 11.3% YoY

💰 Prices remain resilient:
• Detached homes: $803,003 average sale price (+1.7% YoY)
• Condos/Townhomes: $424,377 average sale price (-3.3% YoY)

🔑 What this means:
Buyers have more choices and stronger negotiating power, while sellers need strategic pricing and strong marketing to stand out.

🏡 April Market Update: A little bit of everything right now

If the Denver market had a personality, it would definitely be keeping us on our toes. 😂

Here’s what’s happening this April:

Single-family homes: $805,953 (up 0.6% YoY) — still holding strong
Condos & townhomes: $423,155 (down 3.5% YoY) — creating opportunity for buyers
Inventory: 10,545 active listings (down 8.7% YoY) — starting to stabilize
Days on market: ~39 days — homes are moving faster again
Pending sales: up 8% YoY — demand is quietly picking up

The overall feel? A more balanced market with opportunities on both sides.

Buyers have more options and room to negotiate, while sellers are still seeing serious, ready-to-act buyers.
