Big changes have arrived for Denver landlords. New city and state housing laws redefine how leases, repairs, and tenant relations are handled.

🔑 Eviction & Lease Rules
• “Just Cause” is now required to evict or not renew a lease.
• Renewals must be offered unless a legal cause exists.
• Tenants living 12+ months may now receive up to 91 days’ notice for certain terminations.

🔧 Habitability & Repairs
• Landlords must begin repairs within 72 hours of notice — or 24 hours for urgent issues.
• If a unit becomes uninhabitable, temporary housing (up to 60 days) must be provided.
• Recordkeeping of tenant complaints and repair actions is now mandatory.
• AC and cooling are now considered essential services.

♿ Accessibility & Fair Housing
• Landlords must pay for reasonable disability modifications.
• Stronger enforcement of “source of income” protections — including Section 8 vouchers.

💰 Transparency & Fees
• Rental listings must clearly show the total price, including all mandatory fees.
• Utility charges cannot exceed what the provider bills — and landlords can’t bill tenants for shared common-area utilities.
