January in Colorado usually means cold fingers and hot takes about the Broncos, and this year the real estate market is clearly joining the playoff push. From January 14 through January 20 the simmer officially turned up a notch. Units going under contract climbed another 7% over the prior week, and showing activity jumped a very healthy 26.6% compared to last year. Momentum is building, confidence is rising, and the market looks like it wants a deep postseason run.
One story keeps coming up in conversations across the board. Listings that felt sleepy or downright stale in the fourth quarter suddenly woke up. Showings that once trickled in are now stacking up early in January, and new listings are hitting the market in full FOMO mode. Many are going under contract the first weekend, leaving other buyers saying wait I wanted to make an offer too and scrambling to write backup offers. It is the kind of chaos sellers love and buyers respect. All signs point to a market that is not only alive but finding its rhythm✨️
