Talk about thinking outside the box! That was all on our team for maneuvering in this tough market!

The weekend of second chances! Got another one BACK UNDER CONTRACT IN AURORA, CO!

This beautiful home fell out of contract within a week of a great offer , unfortunately Buyers had some remorse and just the name of the game in real estate these days. With thousands of homes on the market to choose from; we can’t be upset at a Buyer who found something better for them…

Fortunately, persistence is key. We kept in contact with another potential buyer who didn’t get their offer to us in time the first go, but as soon as we went back on the market we got ahold of them and they put in a hard to beat offer to my Seller. And just like that, we are off to the races again!

Hire an agent who knows how to navigate a tough market for selling. Don’t let them drop the ball ! For example this buyer never knew we were back on the market! Had we not of kept in contact; we would never be where we are at!

Let’s finish this year strong!

BACK UNDER CONTRACT IN WIGGINS IN LESS THAN 48 hours!

It’s been a whirlwind crazy adventure in real estate this year…the economic uncertainty is depleting the Buyer pool and we are seeing more homes go “back on the market” than ever before; due to those trends of buyer uncertainty!

HOWEVER, we still have Buyers! My beautiful Wiggins ranch and hobby farm was under contract with a solid buyer for months..we were waiting for that buyer to sell their home which didn’t happen so therefore fell out of contract. In less than 48 hours we were back under contract with the same full price offer with another buyer!

How do we do this? By constantly keeping prospective buyers informed! I have been communicating with other buyers about the house and current offer. As soon as I saw some red flags to our current buyer, I was on the horn with another agent who had a buyer ready to go for this house. As soon as we fell out of contract it was the green light to put their offer in!

Communication is the key difference this year in real estate. Hire someone who does this effectively! I’ll be waiting for your call!

RANCH SOLD IN RUSH, COLORADO! Congratulations to my seller for selling their family’s ranch in a tough market! However, we went under contract in 18 days on market (insane for the climate we are in), $10,000 over asking and added bonuses with easy inspections, etc.

A HUGE shout out to Rachel Hill WFG Title and her team for taking this one on! It was very unique and had a lot of challenges with title, surveys, insurance, etc but they were my “right hand man” and we worked seamlessly together to get to the finish line!

Better late than never is what I say! It’s been so crazy for real estate, summer is in full swing with sales left and right…but wanted to share this!

Last month I received the coveted Ruby award for JPAR for 2025 as well as 3rd overall in transactions for the company here in Colorado!

A huge achievement and accomplishment, but without my clients trust this wouldn’t happen! So these awards are FOR YOU! My trusted friends and clients made this happen! I am thankful for you!

Another one sold in Westminster! Congratulations to our buyer client on this one! First time homebuyer, first responder, and all around great guy! We got $25,000 off original asking price AND $15,000 in seller concessions! AKA BUYER’S MARKET!
