“The prospective buyer can go online and see potential houses, but that’s where the technology advancement stops. Finding the house is minuscule when you look at the entire process. It’s just the beginning.

Your agent’s skillset can impact what you pay for that house. They can also help with timing the closing or negotiate a post-closing occupancy. You want to be sure the buyer is getting the best value, and buyers can’t do that on their own.”

It's time to go *Boujie on a Budget*

Here are some impactful upgrades that give the homes a fresh look AND are easy on the wallet:

🚰 Replace faucets and cabinet hardware. Estimated cost: $150-$400 for a kitchen faucet and $5-$25 per cabinet pull.

🚪 Upgrade door k***s and hardware. Estimated cost: $28 per passage door and $31 per privacy lock.

💡 Swap builder-grade switch plates for decorative ones. Estimated cost: $5-25 per plate, depending on style.

✨ Refresh rugs. Check out Rugs USA or Loloi on Amazon. Both sites partner with designers, like Rifle Paper Co and Arvin Olano for elevated looks. Estimated cost: $189 for a 5x8 rug.

The pandemic broke out 4 years ago.

This is what's happened in real estate since...

The collective amount of U.S. homeowners’ equity has grown from $16 trillion in 2018 to 31.6 trillion (as of Q2 2023).

And... The average U.S. homeowner now has nearly $290,000 in home equity, up from $182,000 pre-pandemic.

That's a $108,000 jump in less than 5 years. Not too shabby for an investment, huh?
